The sun shined down on the metro Atlanta real estate market for February, 2010 with a positive year-to-year increase according to Steve Palm of Smart Numbers. Although the increase was slight, 1.6% ....the news is still promising.Additionally, according to the Case Shiller Index, our metro Atlanta market hit "bottom" in March 2009. And since that time, Case Shiller is reporting metro atlanta home values have risen 5.8%.  As for our new home inventory, it is at an all time low. Like other areas of the country, the wonderful town of Suwanee GA continues to look for signs of improvement in their real estate market. There is no question whether you are a Real Estate Agent, a home owner trying to sell or a buyer out looking for the deal, each would give a different perspective on the state of our local market.
Suwanee managed to hold steady during third quarter in overall units sold as corporate owned properties and/or foreclosure distressed properties:

Anyone who lives in the Atlanta area can tell you that the housing market has definitely been affected by the new homes bubble, the large number of short sales and foreclosures as well as a reduction in buyers. Atlanta was one of the top markets in the nation for new home construction until 2006. Currently new homes sales are down 80 percent from peak levels.
Georgia currently ranks #7 in the nation for foreclosures. More short sales and foreclosures are expected. For 2009 over 50% of sales are short sales, foreclosures, corporate owned or bank owned properties.

The numbers for January 2009 sure didn't reflect that the Atlanta market is starting out on the right foot. The month of January didn't end much better than the way it ended in 2008.  According to Steve Palm/Smart numbers, many areas had average closing prices relative to levels in the 1990's.
And trying to jump-start the struggling real estate market, Congress did pass the $8000 First Time Home Buyer's Tax Credit. This, of course, has excited a lot of realtors and buyers! However, in my opinion, as nice as this tax credit is, I am not sure it will provide the results everyone is hoping for. … (0 comments)

The Atlanta real estate market began to see a downturn beginning in the third quarter of 2006; and, it is apparent our market has yet to see the upswing most had thought would happen by now. 
As we begin the third quarter of 2008, the Atlanta real estate market is still trending downward. Closings on single family homes in July was down over 34% from last year with a drop in average sales price of over 8% for this same time last year.

The consensus is pretty much the same across the board...worst housing market since the mid-70's; and, longer lasting.  Looking back over years past, current housing prices are at 2002 and 2003 levels nationally. If you have listened to the media you would want to bury your head in the sand and wait for "better" days.
For Atlanta, the writing was on the wall in 2007. As the year progressed, we all saw the housing market slow. And, foreclosures currently continue to dominate the Atlanta market. So where does this take us? Well, if you are a pessimist you would find this really bad news. However, … (1 comments)
