Anyone involved in the real estate market in Atlanta had reason to smile as April 2010 closed out. While lag reporting is still coming in, the closings thus far in the month of April for  the metro Atlanta market was sporting a year-to-year double digit increase at 12.2% for all single family closings (stats provided by SmartNumbers/Steve Palm).
So far it all looks good!  And there are some making the prediction that Atlanta has seen the bottom. And, I surely hope that is true. However, one compelling factor remains - our unemployment remains at over 10%. That doesn't bode well, in my opinion, for our real estate market.

Atlanta currently ranks  in the top 10 nationally for foreclosures. And that statistic is glaring when you start to break down what the numbers actually represent.
May, 2009 3,614 DETACHED single family houses sold in the metro Atlanta area. Of these 1,620 properties were corporate owned or foreclosures - 44.8% of all DETACHED single family houses sold were distressed properties. Compare this to May, 2008 with 4,526  DETACHED single family houses selling with 1,384 properties being corporate owned or foreclosures - 30.57% of all DETACHED single family houses sold in '08 were distress properties. Foreclosure and/or corporate owned DETACHED properties sold is UP 14.5% compared to one year ago same time.

Now is a great time to buy....if you are an informed buyer! I know there is a lot of apprehension in the real estate market nationwide. And, for the Atlanta market attitudes are no different. But the savy buyer will recognize this limited window of opportunity and literally....make their move!  Particularly if you are a first time home buyer.....what a fabulous chance to become a homeowner AND put $8K in your pocket.
