ATLANTA MARKET REPORT (January, 2011)
The number of homes sold was down according to Trendgraphix when compared to January a year ago. This is hopefully not going to be an indicator of things to come for 2011 in our local Atlanta real estate market. As the graph indicates, 41,516 units sold in the month of January, 2011 which is down approximately (-) 0.05% from January 2010.

Gwinnett Clean and Beautiful (GCB) added one more award to the list of many already received by the City of Suwanee. In January Gwinnett Clean and Beautiful named the City of Suwanee, "Best Green Government for 2010". And, we are from snow country. My husband and I have great memories as kids of the fun we use to have during the winter. There is nothing more fun than being a kid and playing in the snow.
HOWEVER, when you live in the South, snow is a big deal. We have been in Atlanta since 1982 and it is safe to say that we have not seen too many snow storms in our time here. But SNOW STORM 2011 is going to be one to remember I feel certain.

According to the National Association of Realtors (NAR),  the success of a housing recovery will lay at the door step of job creation and availability of credit.  The tightening of underwriting guidelines is also stifling the housing recovery. And, in the same article, it is projected IF the Bush tax cuts are extended across the board, it could "help create an additional 400,000 jobs in 2011, helping to increase home sales by another 60,000-80,000."  (read more:  Realtor.org)

After the Suwanee Police Department experimented with the Segway last fall, they decided to move forward to add a three-wheeled personal-transportation vehicle to its fleet of "vehicles". Initially testing the Segway, which tops out at a speed of 12 miles per hour, the Suwanee Police Department settled on the Sentinel which can travel further on a charge and travel faster than the Segway. I must admit that it is a little difficult to get caught up in the excitement that fall brings to the South (and probably other areas of the country) when the fall festivals take center stage and the temperature outside is still in the mid-90's!!!!! However, Suwanee was the first in the area to kick off their fall festival this past Saturday.

A look over how Suwanee is performing in today's current real estate market. It appears the second quarter out performed the first quarter of 2008. Suwanee's list to sale price in the second quarter out performed the first quarter by 4% @ 96% which is quite good. Foreclosures continue to dominate our metro market as a whole and until these properties are absorbed I expect our market will be sluggish. However, buyers are buying. As a resident of Suwanee for....20 years, I have seen a lot of changes. The good news is the city officials have listened to their citizens and have created a very desireable live, work and play environment. With plenty of green space, three city parks (so far), beautiful trails winding along the Suwanee Creek it is no wonder it has been ranked as the #10 best place to live by Money Magazine.
