georgia: SUWANEE GA - APPRAISAL'S in TODAY'S ATLANTA REAL ESTATE MARKET - 01/20/12 04:10 AM

Don't blame the real estate appraiser if the house you're trying to sell or buy isn't worth what you thought it was. Don't shoot the messenger said Appraisal Institute President Sara W. Stephens. Stephens went on to say buyers and sellers often have emotional value attached to a home or are unaware of the market. Stephens pointed out that appraisals completed for mortgage transactions are used to assist lenders in making lending decisions and are not intended to confirm a listing, contract or sales price. Theres no reason to assume the contract price is the correct price. Appraisers dont set … (0 comments)

georgia: Metro Atlanta GA - How Do You Determine Home Values? - 08/25/11 06:07 AM
METRO ATLANTA VALUES PEAKED IN JULY 2007CURRENT VALUES DOWN 27.93%
It can be very confusing these days with lots of real estate news on television, in the local papers and posted online. So how do you determine what your home is really worth or a home you are considering purchasing? The traditional metrics that track the real estate market include things like “average sale price” or the “median price” which is the price in the middle of the group. These are good reflections of what is being sold but often poor reflections of the values for homes. In 2011, SmartNumbers reports that … (0 comments)

georgia: METRO ATLANTA REAL ESTATE MARKET - MARCH, 2011 - 05/05/11 01:16 PM
ATLANTA REAL ESTATE MARKET REPORT(MARCH 2011)

HUD and the U.S. Department of the Treasury released the March edition of the Obama Administration's Housing Scorecard. Nationally, the numbers continue to reflect how fragile our housing market is overall. The report showed dips in home sales and prices. The continuation of foreclosures is keeping home prices depressed. Locally, we saw a 10 percent decline in sales March 2011 compared to one year ago.

georgia: ATLANTA GA - OCTOBER 2010 vs OCTOBER 2009 MARKET REVIEW - 12/14/10 07:00 AM
The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.
According to the article, nationally, overall homes sales in October showed an uptick since bottoming in June of this year. What is motivating the buyers? Value and interest rates. Additionally, Laurence Yun, NAR Chief Economist for NAR … (0 comments)

georgia: ATLANTA GA - August 2010 vs. August 2009 MARKET ACTIVITY - 10/25/10 08:57 AM
 The numbers speak for themselves.
Still little to no improvement in the Atlanta market place regardless of what you hear in the media. However, interest rates are great and home values are stabilizing. Until we rid the mortgage companies of their distressed properties, it is my opinion, no one really knows if the "end is in sight."

georgia: ATLANTA GA MARKET REPORT - JUNE 2010 vs JUNE 2009 - 08/18/10 07:03 AM
The market continues to move along as "The Little Red Engine That Could"; "I think I can, I think I can." And in the end, I have total optimism that the Atlanta real estate market will recover and we will sing loud and clear, "I thought I could, I thought I could!"
But the jouney up the hill hasn't been easy. We are seeing more home owners leasing their homes because they have given up trying to sell; or the short fall is too great they have no other option. And in that same vain, more real estate agents are becoming leasing agents. It is a new era in real … (0 comments)

georgia: ATLANTA GA - MARCH 2010 MARKET REPORT - 05/04/10 10:26 AM
The Atlanta real estate market continues to have twists and turns. With the end in sight for the housing tax credits, it was anticipated there would be a higher jump in activity as the clock clicks downward....not so much. Closings for all single family homes was up only 8% from one year ago.
According to Steve Palm with Smart Numbers:
There was a surge of homes going under contract for the month of March.  So it seems reasonable to expect that closings, particularly for April will see an increase compared to April 2009. Inventory levels also seem to be hitting more … (0 comments)

georgia: A SIGHT TO BEHOLD!!!! - 01/23/09 06:49 AM
WHAT A SIGHT TO BEHOLD!
Magnificent!!!

To say the new City Hall is majestic (at 23,600 square feet) would be an understatement. And, there is no doubt in anyone's mind the new City Hall would never have become a realty without the support of its citizens! With a population of just over 16,000 in 2007, cities twice our size don't have the support of their citizens to erect a monument of this magnitude to represent their town.
The ground breaking for the new City Hall began in December, 2007. And, it won't be long before city staff members and officials begin their … (1 comments)

georgia: Gwinnett County, GA: Where's a Cop When You Need One? Too often, responding to a false alarm. - 10/11/08 08:06 AM

Chuck Warbington,PEExecutive Director
Article by:  Chuck Warbington, PEIt is probably that at one time or another, 99% of us have uttered thephrase, "Where's a cop when you need one?"  Some startling statistics thatoffers some explanation to that very question can be summed up under theterm: False Alarms. As has been reported earlier this year, the Gwinnett Village overall crimerate was down by 1/3 over the first half of the year.  However, GwinnettVillage, like the rest of the County, does register as problematic withfalse alarms.Annually, the Gwinnett County Police Department receives just under 39,000security alert dispatches; security alerts are the leading cause … (0 comments)
