home: MARKET TRENDS - 05/10/12 03:49 AM

Real estate market trends are hard to keep up with. It is difficult even for those of us who work in the industry to grasp exactly what to believe and not to believe unless we do the research for ourselves. Recent reports indicate there are major cities around the nation who are beginning to see property value increases! That is great news. I can’t say that we are having that experience in our metro Atlanta market; however, there are pockets of areas where property values are on the upswing. With that being said, here is some news you may … (2 comments)

home: Metro Atlanta GA - How Do You Determine Home Values? - 08/25/11 06:07 AM
METRO ATLANTA VALUES PEAKED IN JULY 2007CURRENT VALUES DOWN 27.93%
It can be very confusing these days with lots of real estate news on television, in the local papers and posted online. So how do you determine what your home is really worth or a home you are considering purchasing? The traditional metrics that track the real estate market include things like “average sale price” or the “median price” which is the price in the middle of the group. These are good reflections of what is being sold but often poor reflections of the values for homes. In 2011, SmartNumbers reports that … (0 comments)

Most people realize the necessity of hiring a real estate agent to sell a home, but they often take an entirely different approach and opt to go it alone when it comes to buying. ATLANTA REAL ESTATE MARKET REPORT(MARCH 2011)

HUD and the U.S. Department of the Treasury released the March edition of the Obama Administration's Housing Scorecard. Nationally, the numbers continue to reflect how fragile our housing market is overall. The report showed dips in home sales and prices. The continuation of foreclosures is keeping home prices depressed. Locally, we saw a 10 percent decline in sales March 2011 compared to one year ago.

home: ATLANTA GA - OCTOBER 2010 vs OCTOBER 2009 MARKET REVIEW - 12/14/10 07:00 AM
The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.
According to the article, nationally, overall homes sales in October showed an uptick since bottoming in June of this year. What is motivating the buyers? Value and interest rates. Additionally, Laurence Yun, NAR Chief Economist for NAR … (0 comments)

home: ATLANTA GA MARKET REPORT - September 2010 vs September 2009 - 11/18/10 01:31 AM
According to the National Association of Realtors (NAR),  the success of a housing recovery will lay at the door step of job creation and availability of credit.  The tightening of underwriting guidelines is also stifling the housing recovery. And, in the same article, it is projected IF the Bush tax cuts are extended across the board, it could "help create an additional 400,000 jobs in 2011, helping to increase home sales by another 60,000-80,000."  (read more:  Realtor.org)

home: Mortgage Rates Reaching Lowest Rates Ever! - 10/26/10 05:13 AM

Mortgage rates are now reaching some of the lowest rates on record.  The Fed is purchasing long-term investment products, the demand for housing remains low and the prognosis for jobs and an economic rebound is a very slow recovery.  Those combined factors are driving rates to historically low levels.  In mid October, the Freddie Mac Primary Mortgage Market Survey reported the average rate for a 30-year, fixed rate mortgage was 4.19%.  We may see fixed rates under 4%.
In a recent meeting with top real estate companies, economists from Bank of America and Wells Fargo predicted that loan products are … (1 comments)

home: ATLANTA GA - August 2010 vs. August 2009 MARKET ACTIVITY - 10/25/10 08:57 AM
 The numbers speak for themselves.
Still little to no improvement in the Atlanta market place regardless of what you hear in the media. However, interest rates are great and home values are stabilizing. Until we rid the mortgage companies of their distressed properties, it is my opinion, no one really knows if the "end is in sight."

home: Suwanee GA - SUWANEE COMMUNITY GARDEN (White Street Park) - 05/10/10 05:51 AM
Webster defines community as: “a unified body of individuals” or “the people with common interests living in a particular area”; and, there is no better definition to exemplify Suwanee, GA.
This past week Suwanee citizens came together to provide muscle and sweat to prepare for the opening of one more of the many city parks that City officials had purchased -The theme for White Street Park is a community garden – specifically Square Foot Gardening. There are approximately 70 plots which have been rented by Suwanee residents, each ranging in dimensions of:  5x5, 5x12 and 5x14.
