market: MARKET TRENDS - 05/10/12 03:49 AM

Real estate market trends are hard to keep up with. It is difficult even for those of us who work in the industry to grasp exactly what to believe and not to believe unless we do the research for ourselves. Recent reports indicate there are major cities around the nation who are beginning to see property value increases! That is great news. I can’t say that we are having that experience in our metro Atlanta market; however, there are pockets of areas where property values are on the upswing. With that being said, here is some news you may … (2 comments)

market: SUWANEE GA - APPRAISAL'S in TODAY'S ATLANTA REAL ESTATE MARKET - 01/20/12 04:10 AM

Don't blame the real estate appraiser if the house you're trying to sell or buy isn't worth what you thought it was. Don't shoot the messenger said Appraisal Institute President Sara W. Stephens. Stephens went on to say buyers and sellers often have emotional value attached to a home or are unaware of the market. Stephens pointed out that appraisals completed for mortgage transactions are used to assist lenders in making lending decisions and are not intended to confirm a listing, contract or sales price. Theres no reason to assume the contract price is the correct price. Appraisers dont set … (0 comments)

market: ATLANTA REAL ESTATE - The Lowest Mortgage Rates In Our Lifetimes! - 08/26/11 08:17 AM

Clark Howard recently stated that we are now seeing the lowest mortgage rates that we will ever see in our lifetime! And he is right. In August, mortgage rates dropped below the lows of  November 2010. On Tuesday, August 23, The Freddie Mac Primary Mortgage Market Survey reported that the 30-year fixed rate averaged 4.15% which was down from the previous week average of 4.32%. On August 9, the Fed also announced that the federal funds rate would remain near zero through at least the middle of 2013. That is the rate that banks use to borrow funds which … (0 comments)

market: Metro Atlanta GA - How Do You Determine Home Values? - 08/25/11 06:07 AM
METRO ATLANTA VALUES PEAKED IN JULY 2007CURRENT VALUES DOWN 27.93%
It can be very confusing these days with lots of real estate news on television, in the local papers and posted online. So how do you determine what your home is really worth or a home you are considering purchasing? The traditional metrics that track the real estate market include things like “average sale price” or the “median price” which is the price in the middle of the group. These are good reflections of what is being sold but often poor reflections of the values for homes. In 2011, SmartNumbers reports that … (0 comments)

market: Buying a Short Sale? Why You Need an Agent - 07/08/11 04:31 PM
Most people realize the necessity of hiring a real estate agent to sell a home, but they often take an entirely different approach and opt to go it alone when it comes to buying. But what do buyers need to know when it comes to navigating today’s real estate market - particularly with the increased number of short sale properties? Before you venture into the home buying process, particularly if you are considering a short sale property as an option, take time to consider the benefits derived from working with a knowledgeable real estate agent. The following are some things to think about:

market: LOSS of THE AMERICAN DREAM! - 06/13/11 02:31 PM
THE AMERICAN DREAM MAY BE OUT REACH! We have heard the rumors but can it really happen? At one point the theory was everyonedeserved to own a home.  And, accordingly, loan underwriting guidelines were written tomake that possible. And what happened?  Look where the housing market is today?Typical knee jerk reaction. Now let's punish those who have acted responsibly. As it turnsout Congress is indeed discussing proposed revised legislation which will require 20% down  payment  by future potential home owners. Of the 20% down, the lenders will berequired to hold 5% of the value of the loans they generate if the loans will be sold … (1 comments)

market: METRO ATLANTA REAL ESTATE MARKET - MARCH, 2011 - 05/05/11 01:16 PM
ATLANTA REAL ESTATE MARKET REPORT(MARCH 2011)

HUD and the U.S. Department of the Treasury released the March edition of the Obama Administration's Housing Scorecard. Nationally, the numbers continue to reflect how fragile our housing market is overall. The report showed dips in home sales and prices. The continuation of foreclosures is keeping home prices depressed. Locally, we saw a 10 percent decline in sales March 2011 compared to one year ago.

ATLANTA MARKET REPORT (January, 2011)
The number of homes sold was down according to Trendgraphix when compared to January a year ago. This is hopefully not going to be an indicator of things to come for 2011 in our local Atlanta real estate market. As the graph indicates, 41,516 units sold in the month of January, 2011 which is down approximately (-) 0.05% from January 2010.

market: ATLANTA GA - December 2010 Real Estate Market vs December 2009 - 01/24/11 10:38 AM
I am trying a different approach for the month of December. The charts in this report I have created through Trendgraphix, Inc. This will enable you to not only see the Atlanta real estate market activity for December 2010 vs. December 2009 but it will also allow you to see the trending that has taken place throughout 2010. And the voices are many as we jump start 2011. And, they are not necessarily singing in unison - no big surprise! I have decided it is like looking into a crystal ball. There are so many facets which will play into fueling the recovery of the housing market so it makes sense predictions are … (0 comments)

market: ATLANTA GA - NOVEMBER 2010 vs NOVEMBER 2009 MARKET REPORT - 01/10/11 07:39 AM
As the year closes out, one begins to wonder what 2011 will bring. Read three reports....get three different answers. I don't know what the new year will bring in real estate for the Atlanta market, but I think we held our own in 2010.
Short sales took a front seat to foreclosures; and, I think that will be the case for 2011. But if you are a home owner just wanting to sell your house....it can be done and 2010 proved that. The greatest line I heard this year....and, I use it a lot: "It is a beauty contest and a … (0 comments)

market: ATLANTA GA - OCTOBER 2010 vs OCTOBER 2009 MARKET REVIEW - 12/14/10 07:00 AM
The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.
According to the article, nationally, overall homes sales in October showed an uptick since bottoming in June of this year. What is motivating the buyers? Value and interest rates. Additionally, Laurence Yun, NAR Chief Economist for NAR … (0 comments)

market: ATLANTA GA MARKET REPORT - September 2010 vs September 2009 - 11/18/10 01:31 AM
According to the National Association of Realtors (NAR),  the success of a housing recovery will lay at the door step of job creation and availability of credit.  The tightening of underwriting guidelines is also stifling the housing recovery. And, in the same article, it is projected IF the Bush tax cuts are extended across the board, it could "help create an additional 400,000 jobs in 2011, helping to increase home sales by another 60,000-80,000."  (read more:  Realtor.org)

market: ATLANTA GA - August 2010 vs. August 2009 MARKET ACTIVITY - 10/25/10 08:57 AM
 The numbers speak for themselves.
Still little to no improvement in the Atlanta market place regardless of what you hear in the media. However, interest rates are great and home values are stabilizing. Until we rid the mortgage companies of their distressed properties, it is my opinion, no one really knows if the "end is in sight."
