A Question of Neighbours
Once in awhile the question gets asked - "What do you know about the neighbours?" or "Who lives next door?" Whether the question is directed at me representing a buyer or directly to the seller or their agent, this is basically an open mine field for anyone who actually wants to attempt to answer. The question it seems gets asked more frequently by folks looking at high and medium density complexes as opposed to single family residential neighbourhoods. Closer living quarters equals closer contact.

I have had the pleasure of showing homes to all kinds of buyers (singles, couples, first timers, downsizers, families) in many different communities such as across the Greater Vancouver area and the Fraser Valley including Ladner/Richmond/Tsawwassen to Chilliwack and all points in between. Some homes are beautiful, pristine and lovingly staged. Others not so much. Either way - rules apply.
For the most part, sellers want to sell their home and are happy to have you come through and see if their home will become your next home. That said, there a few tips that I think will help … (38 comments)

I would say "cheap" as well, but that word is interpreted differently by everybody. I generally tend to think that most people notice the same things I do (this is mostly from experience of going through so many homes with so many people). That said, there are a couple of things that can be done easily or moderately easy by anyone within what I consider reasonable cost. With the exception of electrical these are doable by most anyone. Buyers are attracted to "fresh" looking rooms.

I am really quite fortunate having married a high end roofing contractor. We don't always agree on issues, but we frequently come together on matters of sellers and their roofs. Actually, he gets called on (well, actually I get called on to "ask him") a lot for "free advice" on behalf of many of my colleagues. They appreciate his candor and his ethics. If a roof needs replacing - he says so. If it just needs a repair, he will tell you. If you don't need any work, he will tell you that as well. He's an honest guy.

A fresh and eager young colleague and I have been working together with a lovely couple about to embark on their new life together which at this point includes marriage, their dog and a first home purchase. An exciting time - dreams coming true! Well, sort of but with a few provisos. Given the couple's budget and the large breed dog, they have had to re-evaluate expectations of size, age and location for their new home.
