So the last time I wrote on this subject (Virtual vs Brick & Mortar) I got a lot of feedback, varying opinions and even a little criticism.  Of course, that was almost 4 years ago... and boy have we seen a lot of change in the market (dugh) and even the real estate industry (sigh).
I own a small Brokerage in little "ole" Boise Idaho and I have been referring to us as a "HYBRID" model.

Foreclosure is the proceeding in which a Bank or other Secured Creditor sells or repossesses a real property after the Homeowner has failed to comply with their agreement with the lender.  This agreement is called a mortgage or a deed of trust.  This is most common when a homeowner has defaulted on their payments or obligations to the bank or creditor. Depending on the terms of the agreement, the lender now has the right to call the loan due or sell the property to satisfy the debt owed.
The 3 Stages of Investing in Foreclosures:
There are three basic stages of foreclosure, each with specific investing strategies:

The best place to find the deepest discounts in real estate is purchasing properties in the Pre- Foreclosure stage. The Pre-Foreclosure period begins when the homeowner first misses a payment and continues through to the time that the house goes to auction. Included in the timeframe, is the point at which the lender makes public their intentions on foreclosing on the homeowners.
