Covington Ranch With Basement - NOT A Short Sale
If you haven't noticed the market has shifted to a seller's market but without the equity so when we list a home like 20 Wisteria Court, Covington GA 30016 your first thought is "who is the bank?"  Luckily for prospective home buyers looking in for covington homes, this one is not a short sale, not bank owned, not an reo, auction or any other difficult situation.  This is just a great home less than 30 minutes from Atlanta, ready to move in at a great price!
This home is ready to move into right … (2 comments)

River Club Short Sale Closes Without Deficiency!
The Jarvis Team just closed one of our short sales in the River Club in Suwanee (This is the most expensive and luxurious neighborhood in Gwinnett County by far).  This short sale was a Suntrust mortgage and although it took a few months and we went through 2 buyers, this  River Club short sale was closed and the owner didn't have a deficiency.  Meaning they didn't have to pay Suntrust back anything.  The debt was, of course, forgiven.
I was excited to share this story with you because so often we hear stories about … (0 comments)

ga homes: Multiple Offers Are The New Norm for Our New Real Estate Market in GA - 01/16/12 07:57 AM
Multiple Offers Are The New Norm for Our New Real Estate Market in GA
Chances are that you might be one of the ones that get their real estate market about GA Homes information from CNN.  That's OK.  Unfortunately, when you get your real estate information about Georgia from CNN it's like getting NY Tempurature and assuming that Georgia must be just like NY.  That same analogy is even true when you compare Atlanta Real Estate to Lawrenceville Real Estate.

Above you can see the Lawrenceville Real Estate Market Conditions.
Multiple offers are so common now that we're having to … (1 comments)

ga homes: Real Estate In HD - 08/30/11 01:35 PM
We've recently redesigned our GAHomesDigest page around the concept of Real Estate in HD.
The concept was pretty simple.  The most common request for information was more photos, so we decided to feature our homes and those of other Realtors who might not have enough photos, videos etc and put them on our site.  We also wanted you to be able to comment on the listing to make special requests or suggestions.  That's what real transparency is all about.
Our goals our simply:
To provide more "visual" information than other agents for our listings To create "real" deep conversations around the … (1 comments)

If you are buying a home in Lawrenceville, GA, or anywhere in the Metro Atlanta area, and are looking at townhomes, you likely have figured out that there are a ton of great deals right now on condos and townhomes.  Have you wondered, "How do HOA Fees Affect Your Mortgage?"  One thing you might not have calculated is the HOA association fees.  It not only comes into account on a monthly basis for most of these homes, but it affects your purchase power too!

ga homes: Historical Information on Buford GA - 05/31/10 12:53 AM
For more than 60 years Buford GA was the largest city in Gwinnett County and during most of that time it had the only significant industrial development in the county. During this period it exerted a powerful, many times dominant influence upon county politics. As early as 1900 Buford was the largest city in the county, and Sugar Hill Militia District listed more ad valorem taxpayers than any other district in the county.
Buford, GA had the first bank in the county. In fact, Buford had two flourishing banks before any other permanent banking facilities were established in the county.

ga homes: Jackson County Number 3 In Growth For Midsized Counties - 12/09/08 12:03 PM
It may not look it, but Jackson County is growing in leaps in bounds.  Just think back two years ago and no one had even heard of a city that sounds like you are clearing your throat (Hoschton).
Now, Hoschton is home to the fastest selling neighborhood in the Atlanta Area (Village at Deaton Creek).
This post isn't about that, it's about Jackson County, GA and how fast it's growing.  Still considered rural, it offers many unique opportunities.  It's roughly an hour and 15 minutes outside Atlanta, but only 30 minutes from Gainesville and Commerce and Jefferson are areas full of … (0 comments)
