I'm taking clients to show them potential homes and it happens.  "WHOA! What's that?" they ask.

As Realtors "we" can list your home for whatever "we" want. Why else are there so many homes on the market? Most of them were priced incorrectly. So in order to say "I can only price it at appraisal", first, I have to have a valid appraisal. An appraisal from a tax assessor, refinance or even sometime during a purchase is not a valid appraisal. Those appraisals do not take into account current market conditions and only evaluate the past solds. Gwinnett County Real Estate more than anything else is driven by Schools.  In particular, High Schools, have the greatest impact on an area.  I'm not looking forward to the outrage when kids in Brookwood High School get redistricted to Berkmar High School.  Mill Creek to Dacula, North Gwinnett to Central and so on and so on.  There's going to be a lot of battles.

Lawrenceville Real Estate seems like a bleak proposition, but with only a 80 day sell time there must be some sort of silver lining.
Currently there are over 2,800 active listings.  Yes, there actually that many.  It's a funny number, because according to some websites out there Lawrenceville doesn't even have that many people.  
Of those 2,800 plus homes in Lawrenceville, about 600 of them will sell in the next 90 days.   Currently we have over 375 homes in Lawrenceville under contract and waiting to close.  Another 313 homes have already closed for the month of June.

Gwinnett County Real Estate has always been the tortoise in the great real estate race.  Never too slow, but never fast either.  This is still the case.  In over 15 years of Real Estate, Gwinnett has been a buyer's market.  It's a bit more of one now.  County wide, sellers are getting just under 97% of their asking price. Although, the numbers are at a new high (for discounts), the Jarvis Team has experienced a rate of 1% better.   Although, this is a bit of self promotion, it's also worth noting that a Realtor (or Team) that works hard for … (0 comments)

gwinnett: Roswell, GA Makes Business Weeks Top 20 South Affordable Suburbs - 07/09/07 09:22 PM
Don't look now but BusinessWeek has put out another List.  BusinessWeek has the uneviable task of coming up with only 20 suburbs in the North and 20 in the south that are affordable.   I'm not entirely sure how Roswell made it into the top 20 or how other cities in Georgia missed the cut, but I certainly feel slighted here.  Roswell is a great community, don't get me wrong, but there are several communities in Georgia such as Duluth, Lawrenceville, Dacula, Suwanee, Alpharetta, Buford, Kennesaw, that have equal or better options than the ones the selected from NC, SC or AL.
