Home builder Pulte Homes Inc. will buy rival Centex Corp. in a $1.3 billion deal.
The deal is made up of a stock-for-stock swap valued at $3.1 billion, including $1.8 billion of net debt.
Bloomfield Hills, Mich.-based Pulte (NYSE: PHM) is metro Atlanta's second-largest home builder, with Dallas-based Centex (NYSE: CTX) ranked at No. 14, according to Atlanta Business Chronicle's 2008-2009 Book of Lists.
Pulte had two of the top-selling communities in 2008 in metro Atlanta -- Village at Deaton Creek and Sun City Peachtree.

Toward the height of the supposed real estate boom there were builders out there advertising not to bring in an Agent.
"BONUS TO BUYER** Buyer's without agents"
Some builders even went so far as to create lengthy agency contracts for how a Realtor would get paid.  Most of which required the Realtor go stick their heads in the dirt while their client was hi-jacked by the builder's staff.
What's puzzling, is how these builders do business.  Some have employees, some have agents that have gone through special training to be effective but hold their license with a builder affiliate.  While others have new … (6 comments)

This is an excellent time to buy!  There are two builders running competing specials right now in the North Gwinnett side of town.
Northstar is giving buyer $15,000 to spend however they like on a home of their choice in ANY of their neighborhoods.  Northstar is building in Lawrenceville, Buford, Suwanee and Dacula.  Most of their homes are priced from $260K to the High $300's.  Northstar is an excellent builder and has built quality neighborhoods for some time.

I saw this flash up on my screen as I checked my mail.  Another naysayer, we'll see in two years what happens.

Not only will the housing market not turn around for the next two years, Moody's believes it will be weak when it finally does come back.
"Our current thinking is that the downturn, currently two years in the making, will last until 2009, with any sector recovery likely to be sluggish for some time after that," Joseph Snider, senior credit officer at Moody's, said Monday.

As the media clamour about our market falling, it's no wonder where they get their information.  I'm having a phenominal year, albeit it with fewer closings.  Many in my office are doing likewise.  One thing is for certain, there is a lot of new construction in the Atlanta Market and it's just sitting there.
Here's the article from the Wall Street Journal talking about how bad it is in some places.
With the housing market looking increasingly frail, home builders and real-estate agents are going to new extremes to attract buyers, dangling lavish incentives and slashing prices.

I got this video off youtube through a link from the FairTax.org newsletter.  I was so happy I viewed it, there IS good stuff on YouTube.  In any case, it gives a good look at the FairTax and althought I am totally in favor of the Fair Tax, I would say there needs to be changes.  Senator Romney brings up the fact that New Homes would have a 23% Tax on them.  That's enough to garner opposition from EVERY Builder and Realtor alike. … (17 comments)
