Recently WalletHub released it’s best and worst real estate market for 2017 and as usual there’s bound to be disagreements over their methodology and whether this is an accurate look at the real estate markets. However, overall it's a pretty interesting look at the best real estate markest for 2017.
First, let’s dive into their methodology.  According to Wallethub they looked at 2 key dynamic for this list. “Real-Estate Market” and “Affordability & Economic Environment.” They then created a “key” of sorts for scoring purposes on a scale of 1 to 100. If you read the news, especially the Atlanta Real Estate section, you'll likely hear that real estate is UP, by some estimates as much as 20%.  In Gwinnett county the new average sales price has risen to $179,900.
 
So in the words of my Grandma-ma "Is it real or memorex?"

Much of our business is first time home buyers or investors, both are fighting for the same property pool.  We're literally making 20 offers to win 5 to 6 properties for our clients.  The market competition is fierce when making offers.  This has caused us to counsel buyers to buy way below their means to be able to increase their offers effectively to win properties when they are searching for ga homes. 
For example, if they are approved for $100K, we suggest they look at $90K so they can go over list price if necessary.  That's how "crazy" our market is.

Where's The Homes For Sale In Atlanta?
You might not have noticed this if you've already narrowed your search to a city or suburb.  However, if you're still looking at Atlanta Homes for sale, then you might be a bit frustrated.  The picture on the left shows every home with at least 3 bedrooms and 2 bathrooms listed for sale priced at under $100,000 (Do the same Atlanta Search we did).  We did eliminate about 90 Atlanta short sales that were obviously being mis-represented (no photo, poor pricing, poor descriptions).

Chances are that you might be one of the ones that get their real estate market about GA Homes information from CNN.  That's OK.  Unfortunately, when you get your real estate information about Georgia from CNN it's like getting NY Tempurature and assuming that Georgia must be just like NY.  That same analogy is even true when you compare Atlanta Real Estate to Lawrenceville Real Estate.

Recently, I was doing research for my latest newsletter and found some interesting stats.
For me, I always find "big aha's" or ideas out of data.  In the Atlanta market, single family homes sold units has decreased by 30% from last year!  That's a pretty significant drop.  On the flip side, the average price per home has increased by another $20K, pushing the average price for a home over the $200K mark.  
Also worthy of note is that Atlanta condo sales AND price per condo is down by 20%.  OUCH!  Good thing the rental market is strong.  At least we're not like the … (0 comments)
