In response to all the homeowners who routinely overprice their homes, refusing to give weight to carefully prepared market reports and hoping to be paid extra for all the good times that transpired between their four walls, I say this:

COMMONSENSE INSTRUCTION TO THE HOMEOWNER
 
Commonsense tells us that a prospective buyer, touring a property, does not need someone breathing down his neck. Buyers want the freedom to take in a space, open closet doors and visualize themselves living in the home.
Commonsense tells us that when there is a viewing appointment scheduled, it's best for the homeowners to make themselves scarce. Agents will often instruct them to "go out for a little ride" or "take a walk around the block."
