What is a "comp?" Essentially, it's the similarities that help determine a property's worth.

Style, age, construction, condition, location, amenities and upgrades all come into play.

Unique properties are more difficult to assess. 

Comparables paint a realistic picture. No agent is licensed to pick a number from a hat. All data needs to be substantiated for it to be valid.
 
In every neighborhood, nuances are important. North of the highway may not be the same community as south, waterfront properties differ from non-waterfront and a description that reads,

MOTIVATING THE UNMOTIVATED - IS IT POSSIBLE?
A gentleman called into Charles Rutenberg Realty and asked for the help of a sales agent to find a rental property.
As I was next on the referral list, I was given the information. I promptly called the gentleman and we spoke about his search criteria.
When I called again to discuss some residences that could potentially meet his needs and which we should arrange to visit, the call went to voice mail. That happened over and over again and, to this day, I have never received a call back from him.
