I had someone ask me today what I felt was my favorite part of being a real estate broker. I hadn't really thought about it much lately, but the question provided me with some food for thought, and when I think, I often write.
My very favorite part is too easy - getting paid. (Thanks, Captain Obvious.) However, my real answer probably won't surprise those of you who are in the business.

Ever since November, we've been busier at our company than we have been in years.  November was my best sales/income month since 2007, and it appears as though February will be even better.

I have been selling homes full-time in Austin for 12.5 years now.  When I got my license, I was 26 years old, and I was hungry beyond belief.  My business partner at the time was 21 years old, so we both wore suits (or at the very least, shirt and tie) most of the time, even during the hottest months of the year.  This was part of our effort to appear older and more experienced, as I recall.

austin real estate: Austin Earns Yet Another Honor - "Top City For a Fresh Start" - 05/22/09 12:45 PM released an interesting new list a couple of days ago, naming Austin, Texas #1 on its list of "Top Cities for a Fresh Start".  This is an interesting study, and one which seems particularly apt considering the rough economic factors facing many parts of the country.  The data includes some unique categories:
Job Growth (Austin is #1) Home Affordability Volunteerism Rate Popularity for Relocation The volunteerism rate was cited as a measure of the strength of the community.  For this particular item, Austin was #5 on the list.

One of the many reasons that my wife and I get along so well is that we understand each other, and we each tolerate a silent addiction that we share. 
We love to read. As for me, I am not what one would consider to be a "casual reader", although I guess "voracious reader" sounds a bit violent, as does "heavy user".  :)  I actually started reading at age two, and I was self-taught.  Yes, really.  My mom has shared this story dozens of times with me and others.

Austin has been honored on yet another national list this week, having been named the #1 city on Forbes' latest list of "Best Bargain Cities". 
I took a close look at the data they used in calculating the top rankings.  As always, they analyzed the 50 largest U.S. metro statistical areas for the study.  Here are the primary data points used:

Angelos Angelou is one of the foremost economists in central Texas, and he is predicting that the Austin area could end up with a housing shortage over the next couple of years.  Builders slowed down their production levels so much that they may have overcorrected, and this could lead to higher prices in the short-term. 
According to an article in the Community Impact paper that came out on Friday, housing starts dropped by about 2/3 over the past couple of years, from 18,000 to around 6.000 anticipated for 2009.  Couple that with an estimated 42,000 people moving into the area, and … (9 comments)

I fully realize that this is just anecdotal evidence, but I can't help but think that the buying activity has picked up dramatically in Austin, and here's why:
I have had multiple offer scenarios TWICE in 2009 already! In January, I wrote a post about a multiple offer deal (six total offers) that I was working on which clearly demonstrated just how tight Fannie Mae guidelines are for the self-employed:  Requiem for the Self-Employed Homebuyer

austin real estate: Austin Named #2 on "Healthiest Housing Markets" List for 2009 - Texas Sweeps the Top FIVE Spots! - 02/21/09 12:18 PM, which is the website for Builder Magazine, published a list this week of the healthiest housing markets around the country.  Not surprisingly, Austin fared well on the list.  What I DID find surprising was the fact that Texas has the entire top five. 
To compile the list, they analyzed the top 75 real estate markets in the country, ranking them based on population trends and job growth, which are both perennial factors that drive demand for homes.  They also took into account current home prices and the number of building permits.

austin real estate: Austin is Included on Yahoo's "10 Great Cities for Salary Growth" List - 01/28/09 02:30 PM
According to Yahoo's HotJobs, Austin is one of the top cities in the country where you could expect a salary increase in 2009!  The article states that the most recent salary increase figures available are from 2007, but these figures are strongly indicative of places where workers can expect increases in 2009 and beyond.  For the most recent statistics, Austin posted a 7.7% increase, which was the 6th best in the country.

I showed four homes this afternoon in the Round Rock area.  Thankfully, the buyers really liked the last one, so they may end up writing an offer very soon.  We had just increased the price range about $20,000 in order to open it up a bit so that they would have more choices, since the initial round of properties were...less than desirable.

According to an in-depth study conducted by PMI Mortgage Insurance Company and released this past week, the Austin-Round Rock metro area is very unlikely to see a drop in home prices over the next two years.  Austin was ranked as one of about 14 metropolitan areas around the country with a less than 1% chance of prices dropping between now and 2010.
In fact, Texas fared well statewide, with Dallas, Fort Worth, Houston, and San Antonio also making this short, exclusive list of low-risk cities.

In a report that was just released via MSN's Real Estate portal, Austin ranked #10 on the list of "66 Cities Where Buying Makes Sense".  Not surprisingly, Houston, Dallas, San Antonio, and McAllen, Texas also made the top ten!
The study was conducted to determine whether it is a better financial move today to rent a two-bedroom apartment or to purchase a low-priced home.  According to the published estimates, if you purchase an affordable home in the Austin-Round Rock area, you will have substantial equity in four years' time.

Whether you are looking for a classic estate in the heart of the city, or a Texas-sized ranch, Austin has it all!  The central Texas area has much to offer if you are looking for a luxury property.
