austin tx real estate: Austin Places on Forbes Top Ten List for "America's Best Housing Markets" - 02/27/10 08:54 AM
Well, it appears that Texas remains one of the strongest real estate investments around, as evidenced by a new list released by Forbes.com last week.  In fact, ours was the only state to place more than one city on the list (3 total!).
Austin is #10 on their "America's Best Housing Markets" list.  For those of us who live and work here, the only surprise in this story is that we weren't at the top!  However, Houston appears at #3, and Dallas/Fort Worth is at #9 this time around.
The criteria used for this particular list were:

austin tx real estate: Austin Takes the Top Spot for Increased Search Activity for Realtor.com! - 10/29/09 10:16 AM
I am happy to report that our company has been quite busy selling homes lately here in Austin, with the last quarter shaping up very nicely.  In fact, this has probably been the most active season for our company in about two years.
My friend Brian Block, who is a broker in the northern Virginia/D.C area, sent me a link to an interesting and encouraging article from Realtor.com, which states that Austin took the top spot in year-over-year search increase on Realtor.com, with a 91% jump from September 2008 to September 2009.  WOW!  This is clearly very exciting news for us.  Brian … (12 comments)

austin tx real estate: Do you want an agent in a suit and/or tie? If so, I am probably not the one to call - 07/03/09 02:49 AM
I have been selling homes full-time in Austin for 12.5 years now.  When I got my license, I was 26 years old, and I was hungry beyond belief.  My business partner at the time was 21 years old, so we both wore suits (or at the very least, shirt and tie) most of the time, even during the hottest months of the year.  This was part of our effort to appear older and more experienced, as I recall.
With the exception of special events such as weddings and funerals, I haven't worn a tie in roughly 10 years.  Why not?  Because … (160 comments)

austin tx real estate: "Best Cities in America for Couples" - Apparently, Texas is a great place to be! - 06/05/09 04:28 PM
Forbes.com released its list of the best cities for couples in the U.S., and I wasn't surprised to see Texas placing really well on the list, with the top two spots going to Dallas and Houston, respectively.  Austin placed #5 on the list, and San Antonio placed 7th.

There are always a lot of lists like this floating around, like the most affordable places to live, or the "fittest cities", and so on.  This particular list struck me as interesting, partially because of the criteria they used to put it together:
Marriage rates per 1,000 people Divorce rates per 1,000 … (14 comments)

austin tx real estate: South Congress Shopping in Austin - Our Visit to "Uncommon Objects" - 01/01/09 03:00 PM
Without a doubt, one of the hippest areas of Austin, Texas is South Congress Avenue, affectionately known as "SoCo".  Two nights ago, while my in-laws were visiting us, we took the whole family there to do some browsing/shopping.  I knew that there were several funky shops in the area, although I must admit that I had never once been before this week.
We decided to check out Uncommon Objects, which ended up having an incredible assortment of old and unique stuff.  It's a very deep store, and I don't mean "profound".  Rather, it is shaped like a long rectangle with two … (27 comments)

austin tx real estate: HousingPredictor.com names Austin #6 on its "Top 25 Markets" List - 10/20/08 03:58 PM
A good friend of mine in California emailed this story to me today.  In yet another vote of confidence for the Austin, Texas real estate market, HousingPredictor.com has ranked Austin #6 on its list of Top 25 Appreciating Markets!
I hadn't actually heard of this site before, but here's the description I found there for their service/research:
"We examine more than 20 micro market characteristics in each market place, including income levels, employment trends and changes, school enrollment, business trends, regional political influences, real estate sales history and current housing market velocity. The factors are all considered to come up with … (4 comments)

austin tx real estate: Austin, Texas Named #1 on List of Cities with "Best Bang for the Buck" in the U.S. - 10/16/08 09:05 AM
According to an article released on Forbes.com yesterday, Austin, Texas was named #1 on its list of cities around the U.S. with "Best Bang for the Buck".  Not surprisingly, Texas managed to capture three of the top four spots, with San Antonio and Houston placing third and fourth, respectively.  Dallas was 7th on the list.
The picture to the right shows one of the least affordable areas of town, frankly, but it's a cool shot, and it gives some idea of the natural beauty that we have here.
So what did they use to determine this list?

austin tx real estate: East Austin Named #2 among Hottest Areas to Buy a Home in the U.S. - 10/15/08 02:46 PM
According to Business Week magazine, East Austin is one of the very best possible places to purchase a home in the United States.
This one even managed to surprise me, and I have been selling homes in the Austin area since 1997.  In the article they published a couple of weeks ago, Business Week made an interesting point: home prices tend to skyrocket in areas where artists buy and rent first.  In other words, when artists flock to an area, it is generally because the prices are affordable (hence the term "starving artist", right?).  After they have been there awhile, cool … (10 comments)

austin tx real estate: "How IS the Austin Real Estate Market these days?" - 10/13/08 05:07 PM
I get asked this question quite a bit.  It comes from friends, acquaintances, clients, potential buyers, sellers, random strangers (well, maybe those those as much).  Everyone wants to know how the market is doing.
Last night, while I was at church, I was speaking to three people who seemed enthralled with my response to the following:
"Jason, how's business for you?  Is it pretty tough right now?" First, let me explain that I can't bring myself to use an easy canned response with the current economic climate.  When things were truly great, I said so.  Now that things are....well, less great, … (27 comments)

austin tx real estate: Austin Makes #10 on New List - "Cities Where Buying Makes Sense" - 09/23/08 03:12 PM

In a report that was just released via MSN's Real Estate portal, Austin ranked #10 on the list of "66 Cities Where Buying Makes Sense".  Not surprisingly, Houston, Dallas, San Antonio, and McAllen, Texas also made the top ten!
The study was conducted to determine whether it is a better financial move today to rent a two-bedroom apartment or to purchase a low-priced home.  According to the published estimates, if you purchase an affordable home in the Austin-Round Rock area, you will have substantial equity in four years' time.
The article alludes to the fact that home ownership is … (15 comments)

austin tx real estate: Southwest Austin Zip Code is #2 for "Places Where Homes are Selling the Fastest" in the Country! - 09/05/08 04:23 PM
According to a report from Business Week magazine which was released today, Austin real estate has not suffered the same ill effects that have plagued many markets around the U.S.  The zip code 78749 placed SECOND (behind Sunnyvale, CA) for the lowest number of days on the market, at 68 days.
The article contains the following statement:
Austin has the University of Texas, plenty of high-tech jobs, and one of the most vibrant rock music scenes in the world. The real estate market is one of the nation's real estate bright spots.
As a 20-year resident of Austin and a 12-year veteran … (9 comments)

austin tx real estate: Real Estate Provides Freedom, Friendships - 08/29/08 04:37 PM
Yesterday, while I was out and about, I spoke with two of my ActiveRain friends on the phone.  Paul Slaybaugh called me and we chatted for awhile, then he had to go because he was busy with his two sons.  I later called Adam Waldman and he had to call me back because he was watching "Hard Knocks", the Dallas Cowboys training camp show on HBO, with his son.
After speaking with each of these guys, I thought about the time flexibility that real estate can afford to us, and how fortunate I am to be able to make a good … (49 comments)

austin tx real estate: "I'm Not Sure if We're Ready to...." - 08/21/08 05:12 AM
I am currently 38 years old, as of this past weekend.  Having been married for 15 years now, I have been around a lot of couples, both with and without children.  Obviously, I also see a lot of married couples when I am trying to help them to buy or sell Austin real estate.
As such, I realized something the other day.  Those who are looking to buy a home often make the same statement as those who are considering having a child:
"I'm not sure if we're ready to..."

austin tx real estate: How ActiveRain Has Changed my Outlook on Referrals - 08/20/08 03:01 PM
I have been playing here in the Rain for just over a year now, and I have been fortunate enough to have received a good number of referrals from my friends here.  For the past 12 years or so, I have been selling homes here in Austin, Texas.  Since our primary company website gets decent traffic, I usually get a few referrals just from random agents looking on Google or Yahoo.  ActiveRain has enhanced these numbers considerably.
As a result, I have a new outlook on referrals, and I hope other members here share this mentality with me, as it will … (85 comments)

austin tx real estate: "Jason, how do you pronounce THAT?" - A Visitor's Guide to Austin - 08/02/08 01:51 PM
I have lived in the Austin, Texas area for almost exactly 20 years now, having moved here in August of 1988 to begin attending Southwestern University in nearby Georgetown.  As such, I have seen a lot of visitors and new residents in the area who mispronounce town and road names, and refer to them strangely, at least in my humble opinion.
In an effort to assist those who are visiting or moving here to fit in a bit better, I have compiled a short list of the most common mistakes that I have witnessed.  In several of the cases that I … (43 comments)

austin tx real estate: Who's on your Rubik's Cube team? Choosing the right supporting cast - 03/10/08 08:02 AM

When speaking to my clients and to agents who work for me, I have often referred to the real estate business as a jigsaw puzzle in which many pieces must fit into place in order for things to work out properly.  I was mulling over this idea today, and I realized that it is even more intricate than that.
When I was about 11 or 12 years old (in the very early 1980's), Rubik's Cubes began to sweep the nation.  I remember getting my first Cube, and I remember that one of the older kids I knew would enter speed contests … (24 comments)

austin tx real estate: Austin Texas is Named One of the Least Stressful Places in the U.S. - 02/14/08 07:45 AM
According to a recent study conducted by bizjournals of the largest 50 metropolitan areas in the country, Austin was named among the least stressful places to live in the United States.  As an Austin-area resident for the past 20 years, I am not surprised to hear this, as I have always described this town as laid-back and optimistic with a youthful spirit.
Included in the criteria for this ranking were the following:
Unemployment rateDays of unhealthy air per yearCommute timeDeaths by circulatory-system diseasesRate of per capita income growthFamilies living below the poverty levelHomeowners making monthly house payments of $3,000 or moreMurder rate Robbery … (20 comments)

austin tx real estate: Austin Texas Golf Courses - Private Courses - 02/12/08 10:52 AM
I did some research on private golf courses in the general Austin area, and I honestly had no idea how many courses there were around here, not to mention driving ranges.  There are over 60 courses total in this area (both private and public included), which means that there is one golf course serving every 23,000 people (including children).  Not too shabby.
I haven't had the opportunity to play any of these particular courses, probably because I am not really a spectacular golfer, so I haven't felt compelled to purchase a private club membership.  However, there are MANY great options available in … (23 comments)
