Did you know that Florida Housing offers a program entitled "Military Heroes?"
Well they do, and guess what?
the rate is lower than the rest of their programs
Most Housing Authorities offer programs exclusively for first time home buyers, but when it comes to our Veterans, that condition is waived.
Veterans also have access to the Housing Authorities down payment, and closing cost assistance programs
The programs offer down payment and closing costs assistance, and there are two basic options;
First,
a $10,000 true second mortgage, at 0% interest, non amortizing (no payments), deferred.
deferred usually until the property is sold

i've been away from the Rain for awhile.
It seemed to me that since I had moved to the treasure coast from over on the Gulf, Ft. Myers, and Cape Coral more specifically, that Active Rain wasn't as active. At least that's what I lead myself to believe.
I've been a Rainer for, I don't know for sure, 6 years 7 years, but today i went to only my 2nd meetup, hosted by Mr. Tolbert, Kevin to most, I believe.

sometimes I just look at what I'm doing, shake my head, and say God help us.
the new or most recent mortgage math says that we can allow a buyer, including a first time homebuyer, to use up to 50% or more of their "gross" income towards their PITI and toal monthly debt.
does this seem a bit insane to you?
do you know anyone who gets to use/spend their "gross" income.
me neither
so when I'm doing the buyer this favor, I need to stop and wonder
am I really helping them or am I doing them a disfavor.

Here's a general premise that is usually a decent guide in most cases
Positive economic activity is not good for interest rates
if you want them to stay put, or you want them to go down in most cases a strong or improving economy will not get you there.
Sometimes we have outside activities which have the desired influence regardless of the strength or lack thereof of economic activity.
for example;
if the FED puts $85 billion a month into the bond market to keep rates down that's probably going to have it's desired effect.

Okay let's get it out on the table.
USDA/Rural Housing isn't (just) about rural housing. Although it might be sometimes.
Rural Housing loans are available wherever the USDA feels they should be. So check out their site and look at one of the maps and/or punch in an address and see where you can use the program.
Now is it possible that USDA might just be a better buy than good olde traditional FHA?

Actually ECHFA said, "don't be fooled by our name."
Last week I posted about a CNNMoney.com article which stated that, homebuyers are clueless about mortgages."
It brought to mind two questions. The first was is it true?
And the second was, if so, what are we doing about that.
So let me introduce you to an organization and some nice first time homebuyers programs. ECHFA says they're not first time homebuyer programs, but they are, well kinda, well really, maybe not...you decide.
Anybody ever hear of ECHFA?
