boiler: Basement Moisture Underfoot - 11/09/15 05:56 PM
It didn't take long to find this basement moisture underfoot.
The house is a recent flip, and the agent and buyers had been in it twice before without noticing any moisture whatever.  But it had been raining for a day when we arrived for the home inspection.
Walking down the newly finished staircase I could turn right into the family room or left into the furnace/laundry room.
The family room looked nice!
But at the bottom of the stairs I turned left first.  That's where the action is!
And getting there we all noticed abundant standing water on the tile floor.

It's true - in basketball, double dribble is a foul, but how about with boilers?
Frequently, when I see boiler heating systems, which heat up and pump water through radiators all around the house, there has not been regular maintenance.
Sure, sometimes certain parts here and there have been replaced or upgraded as they have broken. 
But regular maintenance prevents the kinds of things you see above.
Both of those devices are forms of pressure-relief valves.  While pressure is a boiler system is best when between about 10 and 15 pounds per square inch, as the water heats sometimes more pressure … (20 comments)

boiler: New Boiler, Old Chimney, Missing Hole - 11/15/09 09:05 PM

 
Old house, new boiler, new flue, new connection to the old chimney.  All good.
Except for a couple of things.
First, the hole beneath where the flues connect to the chimney has been filled with mortar.
That is not good.
Second, the new connection to the chimney required that the old connection from the water heater inclines downward. That impedes exhaust drafting.
That is not good, either.
On top of the hip roof, the chimney is on the side of the house.  It is very high, too high for most ladders.  And dangerous to access from the roof side.  … (10 comments)
