How to determine that the seal has broken in a double-pane window.
The seal has broken long BEFORE condensation and fogging are visible in a double-pane window.
But how can you know that?
You can't.  Unless you have a thermal camera!
One thing I do with Mighty Mo is to sweep the entire house.  I'm looking for many things. 
And one of those many things I'm looking at is to see how the windows are doing.
In this house none of the windows showed condensation.  But one, only one, demonstrated the classic Bull's Eye pattern indicative of a broken seal.

New Construction - and a double-pane glass bull's eye. 
I have had double-pane glass bull's eye blogs before, but never one with sliding glass doors.
Seals break on double-pane glass, doors and windows.  Theoretically the seals can break at any time - due to age, or after severe deflection caused by high winds, or during installation when the window or door is mistreated or improperly installed.
When a seal breaks on double-pane glass it is not immediately evident with sweaty condensation or cloudiness. It's invisible to the naked eye.

Truly, we have here the good, and the bad ... and the handsome!
This is a 25 year old house, with original windows.  Older windows can develop lots of problems with opening and closing properly, or sealing tightly, or the fabled broken seals.
Double pane windows are composed of two panes of glass put together as a unit with some kind of a seal.  Between the two panes of glass an inert gas, typically argon or krypton, fills the space to provide energy efficiency.
Over time the seal can break.  When it does the gas dissipates.

This is an easy one!  All you need is a website for people with a home inspection problem to find you, a car to get you to where they live, and some really cool tools, including an infrared camera.  Beyond that, knowing what you are doing is important, but you have already demonstrated that with your fabulous website!
