condensate line: "New Heat Pumps Only 2 Years Old!"

The good features of a home are often presented to prospective buyers. I have found that sometimes people will put together a list for me too, so I can tell what's new and what's not. I'm pretty good about determining that for myself, but people assume otherwise. In this case there were two new heat pumps, both dated 2009, so they were installed about then, that were advertised. That's good! Until I saw them. Actually I did not know where the second one was until I figured out it was jammed into a space behind another unit so tightly I couldn't (12 comments)

One very important thing to do during a home inspection is turn on appliances and get them going, and test all of the plumbing fixtures, baths and kitchen. Doing so forces water into the system, and therefore displaces air. That air needs to have someplace to go so that as the water is drained there is not a disruptive glub glub (technical words to be sure). Theoretically this displaced air exits through the roof. Unless there is another way out! This particular house uses a condensate pump to eliminate the water the air conditioner collects from the house. That water is (36 comments)
"Must See the Newly Renovated Basement!" So said the marketing info on the kitchen counter in the house I arrived to inspect. I could hardly wait! OK, when I see things like that, lately anyway, I kind of cringe. When I enter houses for inspections, I begin by turning things on. The dishwasher, washer, dryer, AC or furnace, and so forth. Obviously I test 'em! The house was kind of cold. Not unusual, sometimes the listing agents leave the heat low, especially after the house has a contract on it.
