During the inspection the water was turned off.  It is very difficult, well impossible to do a complete home inspection without water.  My client's plan was to have me return for their final walk through when the water was on to see what we could and test everything water related.
One thing I noticed without the water being on was a severely wobbly toilet in the master bathroom.  There are ceramic tile floors there, so I explained to my clients the situation, that the transition between the floor and toilet bowl is a wax donut, how water can leak down and … (35 comments)

Window wells can be a problem, especially on older homes.  The newer homes have drains in the wells  connected to a sump pump system, so ostensibly they can drain when it rains.  The older ones are typically not so connected.  This was a house with two sump pumps (installed long after the 1951 build date), an original window well and lots of new paint and flooring.
Old window wells are conduits for water.  Just to check, and as suspected, my dandy moisture meter registered over 30% moisture in the floor molding under the window well.

When bathrooms are put into places they are not intended there might not be room to do certain things, like shower doors.
This shower opening is so narrow that a sliding door might leave too small an opening (15") for some people to fit through.
The alternative to a door is a curtain.
When a curtain is employed, it must be situated so that it actually seals the opening all around.  If not, it can leak.
Hardwood floors do not handle constant wetness well.  And it takes a while for what you see in this photo to happen.
