gutter problems: Poor Gutter And Downspout Design - 01/04/15 06:21 PM
It would be a fair statement to say that I often see poor gutter and downspout design.
Who am I to think this, you ask?
To quote Descartes, "I think, therefore I am."  So there.
And when I see new, and old, construction, I often think about and evaluate the gutter and downspout design and discharge.  This is brand new construction.
And I see a problem here.  Do you see it?  Look carefully.
What is going on here that would be of poor design?
Look at what's going on.

This is the case of siding and a wall overwhelmed by water.  When a client calls with a problem to investigate, even someone I know, like Margaret Woda, I am always excited by the prospect.
She sent me a photograph of a spot outside a house that not only showed moisture but damage.  Pretty sure I had it diagnosed from the photo, but I needed to see it to determine if what I thought was the cause.

Sometimes, just looking at things from the outside, you get a sense that there's going to be an inside job.
Not every inside job is a crime, but in some cases...
So, what was going on outside?
The perfect storm between a tree, the edge of a slightly-sloped garage roof, and a gutter.
As usual, if gutters aren't kept clean (and this one had a very nice example of the screen covers, which don't work very well), they will fill with debris. 
If they fill with enough debris they get heavy.
If they stay heavy for too long, they sag.

The house was amazing, with the tenants working hard to find an incorrect solution to everything.  It had been rented for 3 years.  It was a disaster.  Half way through the inspection my client's Realtor approached me from behind and said, "Jay, we're going home now.  You coming?"
I THINK THAT MEANT THE INSPECTION HAD CONCLUDED.  BUMMER!  I HADN'T EVEN GOTTEN TO THE KITCHEN YET!
Outside, in addition to a boat load of other things that bothered everyone, we noticed the gutters.
EVERY SINGLE GUTTER WAS FULL TO THE RIM.
EVERY SINGLE GUTTER WAS COMING OFF THE HOUSE.

gutter problems: Mr. Jay's School Of Inspectology 1.3 - 03/18/11 11:02 PM
Hi boys and girls!  This is our third lesson!
Let's get to the bottom of this thing, in more ways than one!
Remember, we have a loose gutter that dips in the middle.  When it rains hard water flows over and onto the box window and front porch below.
Judging from that caulking, this has been happening for some time.  That caulking is turning brown with mildew.
The homeowner obviously knows there is a problem because that caulk job was very sloppy.  He probably did it himself.  But caulking doesn't solve the problem!

Hi boys and girls!  Mr. Jay again.  Let's follow up on yesterday's lesson!
Remember at Mr. Jay's School of Inspectology the learning never stops.  And we really don't want it to anyway!
So, we sure had a lot of answers to yesterday's question.
And good ones!
Remember what a gutter is.
A gutter is a temporary reservoir for water.  It can only hold so much.  And it is important to have a straight gutter that inclines slightly toward the downspout.  That will help the water to do what the gutter intends for it to do!  Go down and away!

gutter problems: Rainwater Is A Gutteral Language - 10/13/10 09:49 AM

Pulling up to a beautiful house today * (and this picture is only a part of it) I noticed something that bothered me before I got out of the car.
There are no gutters.
Anywhere.
Now you can look at where the gutters should normally be and see that this was the design.
The fascias drop off at a 45 degree angle, intentionally, which is not exactly easy to hang a gutter onto!
The fascias have become an architectural feature.  This is a very lovely detail, but it isn't as if we don't have any rain around here.

gutter problems: All I Needed Was A Hint ... Please? - 01/16/10 11:23 PM
On the inspection of the historic Manassas VA house, I encountered a new, very-well-done metal roof.  It was framed all around with a very nice cap.  At first I wondered where the gutters were, since I saw them around the front porch roof.  Then I realized that the main roof did in fact have gutters.
They are hidden.
I really like the look.  But there are disadvantages.
For example, it is very hard to tell if the gutters are clogged. 
And it is similarly hard to tell if the gutter is inclined properly, cracked or leaking - it is very hard … (14 comments)

gutter problems: How Many Things Can You Find Wrong Here? - 12/01/09 11:42 AM

So if I was to ask you, how many things could you find wrong with the installation you see here?
By way of information:
This was a new home I inspected today.
That downspout discharges the entire front roof over the main house to the gutter you see here in front of the garage.  That is a lot of square footage of rain water, approximately 1500.
That is not faux stone, but granite.
The siding is vinyl.
That drip edge under the shingles is interior casement molding.  It is wood, unlike most of what is on the house.
