The building was constructed in 1956 and the listing said, "Everything Updated" - in 1980.  Except the electric.
And it was an old fuse box as well!
The AC unit was newer than that though - it was dated 1993.
When they replaced the AC it might have been because there had been a problem with the previous unit.
Or maybe the previous fuse for the unit.
A very serious scorch had happened somewhere a long the way!
That might be the reason for the newer AC fuse in the fuse box.
So, it was true - everything was updated, even the electric!

scorch: The Entry Way Chandelier Had Been Replaced With This - 06/24/16 07:15 PM
Walking through the house my clients found that the entry way chandelier had been replaced with this.
It is not unusual for an appliance or light fixture to have a note on it that says it will be replaced with something else.  It might have been a special gift, or expensive, and the sellers want to keep it.
Of course, it's best to replace any fixture before putting the house on the market. 
But that's another story.
While listed, and potential buyers were walking through, there was a note stating that the chandelier in the entry way in this house was to be replaced.

scorch: Electrical Stress Manifests Itself As Heat - 08/26/13 08:50 PM
We all know that electrical stress manifests itself as heat.
With a thermal camera many times electrical or mechanical damage can be predicted by finding something to be unusually hot.  Thermal cameras are excellent predictors!
A fun definition of stress says that it is the confusion created when one's mind overrides their natural instinct to unceasingly wring the neck of some stupid jerk who utterly deserves it.
While that definition surely works for me (!), it doesn't exactly describe the electrical problem I am pointing out.
Looking into a panel box the other day I noticed that one breaker was different.

scorch: The Scorch Looks Bad, But It May Be Easier To Fix Than They Think - 03/03/13 06:41 PM
Sometimes buyers see things that look really bad, because, of course, the home inspector points it out.
Imagination can be a good or bad thing.  We have a tendency to conjure up in our minds things that might be worse than the reality!
The scorch looks bad, but it may be easier to fix than they think.
There could be many things wrong here:
> The wiring could be bad.

> The GFI that controls this receptacle could be broken and water got into the connection causing it to fritz as it wasn't properly shut off.
