My client asked if there was no insulation in the wall.
Often during a home inspection my client follows me around when I do a thermal image sweep to check for insulation issues or roof leaks.  They like looking over my shoulder and listen to my explanation of what they are seeing.
Sometimes I show them ghost footprints on the wall, but that's another story.
In this house we entered a bedroom and there was a long cool spot on the wall.

A thermal camera can see window inefficiencies.
The homeowners of this house had new windows installed.  They had bought into the ads telling them of marvelous savings.  "Save 35% on your energy bill!"  "100% guarantee!."
Statements like that are true, and FALSE!
A 35% savings may be achieved, but that does NOT apply to the entire energy bill!  Energy savings MIGHT be proved, and I say might  because proving it would be difficult at best, and that savings are derived from the new windows, but any savings have to be applied to the previous energy cost of the old windows versus the new.

When we got there the water was turned off to the powder room toilet.  We know why.
Usually when water is turned off to an appliance it is for a reason.
When there is a known issue, in my opinion it's best for sellers to do one of two things:
1.  Fix it prior to the inspection.  Or...
2.  Put a note on it to say it needs fixing and that will be done.
But don't, in my further opinion, DON'T just let the inspector turn it on and test the appliance!

thermal imaging palettes: I Noticed From The Repair That A Section Of Drywall Had Been Replaced - 10/12/15 04:49 PM
Entering the hallway I noticed from the repair that a section of drywall had been replaced.
The repair was obvious.  Not a bad job, but at the angle I hold my flashlight it was easy to see.
Of course, when that happens, I need to look at it from the attic space.
And what had been replaced was very evident from the attic side!
There was no insulation!
I'm not sure what the plastic dam all around the hole was all about.
If that was to contain the insulation once put back in then they never got to doing that.
So, now would be a good time!

People call with questions after finding me on the web - like this one:  "Can you tell if there's water under the roof surface after repairs?"  The answer is yes!
Scenario - a hotel roof had leaking in many places.  There are three separate roof areas - over the laundry, over the kitchen and the main roof over the hotel rooms.  There was leaking all over.
The hotel called a roofer, who patched and glued and did repairs.  Not long after the leaks began happening again.

When doing reports for thermal imaging - using different palettes can lend more information.
A palette is defined as the board which an artist uses to lay and mix colors.  Thermal imaging programs come with a variety of color palettes which a thermographer can choose from.
When doing thermal imaging reports, I like to use the palette that demonstrates warmer temperatures with orange and yellow and cooler temperatures with lavender, blue and purple.
To me this palette seems logical, as it would to the recipient of the report who has little experience with thermal imaging technology.
