summit county: Frisco Oktoberfest - A Mountain Town Tradition: Here's What You Need to Know - 09/02/11 07:35 AM
Hurray Beer!
Frisco's Oktoberfest is back after a few years hiatus. The event was on-hold because Main Street vendors & residents felt the event created too many problems. Road closures, long hours, and excessive noise & drinking resulted in a decision that the 'party' be moved.
With the recent development of the Frisco Peninsula area, Oktoberfest was reborn.  A picturesque mountain landscape in a location that makes everyone happy.
I'll be in attendance volunteering Friday evening and definitely NOT volunteering on Saturday. :) If you are in the neighborhood, stop by for some beer, music, food & fun. The event kicks … (0 comments)

summit county: Summit County High-Cost Maximums to Decrease on October 1st, 2011 - 07/12/11 04:54 AM
It's likely many mountain homeowners haven't heard that the high-cost maximum loan amounts as defined by FNMA & FHMLC are going down.Currently, borrowers can finance up to $729,750 and still qualify for the conforming conventional interest rate in some areas of the country. Loan amounts above the maximum are subject to higher "Jumbo" mortgage pricing. With the recent fall in home prices and the higher profitability of Jumbo loans for mortgage banks (higher spreads), October 1st brings the first decrease in the maximum loan amounts since I've been in business as a mortgage originator (1993).The maximum loan at each of the three … (0 comments)

summit county: Summit County Pre-Foreclosure Anomaly - Up 21% YTD in 2010 - 12/08/10 12:14 PM
Looking through the Notice of Election & Demand (NED's) activity for Colorado and I noticed an interesting anomaly. There were 280 Notice of Election & Demand (NED's) filed (01/01/09 - 12/08/09) in Summit County. 340 NED's have been filed year to date in 2010. That's an increase of 21% while Denver has seen a 17% decline. In fact, other parts of Colorado experienced fewer NED filings as well. Weld county was down 14% & El Paso county was down 10%.
What is causing the deviation? Did the larger population of 2nd homes & investment property in the mountains translate to a … (0 comments)

summit county: Summit County 1st & 2nd HomeBuyers Get Special Deals from Lenders - 07/15/10 10:29 AM
Did you know that Summit County, Colorado home owners get preferred treatment over just about every other county in Colorado?
It’s true. There are only four counties in all of Colorado that are considered “High Balance, High Cost” counties. These areas get to take advantage of lower rates for loan amounts, that traditionally, are considered Jumbo mortgages in other parts of the state.
I wrote a bit more about this and posted a PDF of all the counties and their maximum balances on my mortgage blog, The J. Berman Group. Would love some feedback about this awesome little benefit for residents … (0 comments)
