According to the Denver Post, Denver’s housing inventory is the lowest it’s been in 32 years. Even with a surge of new construction condo inventory, there’s still a significant shortage of homes available to purchase in the metro-Denver area. The pickings are slim and it remains a seller’s market. In a twisted loop, the lack of inventory discourages potential sellers from listing their homes because of the difficulty to find a replacement home, making the inventory even tighter and discouraging even more sellers from listing. Local Stony Creek Littleton statistics taken within the past 5 years shows that the list price vs. the actual sales prices has had little fluctuation downwards and somewhat more upwards. For the most part, prices have fluctuated less than 2% less of the asking price. However, statistics show that offers and prices have fluctuated upwards of 4% of asking price. This means that on a $300,000 price listing, some people have offered $12,000 more and $14,000 more on house listed at $350,000. This is quite demonstrative of the Denver market, as a whole. Here at Stony Creek Littleton, we’re so close to the beauty of the foothills and mountains, parks, reservoir, recreation, bike trails, etc. and that’s one of the reasons that we moved here. We truly find peace and enjoyment from the area we’ve chosen to live in. As growth continues in Colorado and the Metro-Denver area, what was once on the outskirts of the metro area has turned into a coveted area for growth and development. We have a wonderful parks and recreation community with Foothills Parks and Recreation Department which of course requires money to survive and function well. They currently (0 comments)
