Metro Denver retained its third-place ranking among the country's hottest residential real estate markets in April, according to a report from the National Association of Realtors. Metro Denver continues to grow at a crazy rate and I continue to get asked, “When is it going to stop?”, or “When is the housing market going to crash?” because as we know from history, everything cycles. Well, I absolutely don’t know, and I sometimes wonder if anybody really has the answers unless they have the amazing power of seeing the future. Summer’s just around the corner. Trees are starting to bloom, and then it starts to snow. Snow melts, grass starts to turn green, and then it snows again. Such are the springs here in Colorado. I don’t know about you but I’m ready for some good ole’ uninterrupted sunshine! I have to say that I’m one of those folks that already planted some flowers and hope they hang on for their dear lives. I can’t help it! The sun comes out, I start to hear the lawnmowers taking care of the wintered brown and shaggy lawns, and my car automatically turns (0 comments)

I was walking around the neighborhood the other morning and lately it’s been pretty dry here in Stony Creek Littleton with temperatures in the high 80’s to the high 90’s. I came across a house that had a sump pump going in steady intervals. I noted that this property was at the bottom of a hill but did not appear to be surrounded by any ditches or bodies of water. I was actually shocked at the amount of water that was being pumped out of the tube. After observing the steady stream of water I went home to check my sump (0 comments)

Summer vacation is coming to an end soon and children are getting ready to head back to the old routine of school. Summer garden crops are in full swing with the delicious fruits of labor showing. Back to School sales are going on and you can hear parents in the dressing room yelling “Just try it on” to the kid who hates clothes shopping. Summer sports are slowing down and there’s talk in the air about football. The season is a changin’…and so is the real estate market. At least slightly. The Real Estate market in Denver is still showing a lack of inventory but we did see some good movement in the Stony Creek, Littleton area. In July 2015, 3 new listings were entered into the Denver MLS, 8 properties went under contract and 4 properties sold and closed.
Two single family homes closed and two townhomes closed in Stony Creek during July 2015. The average sold price of the single family home in July was $410,000 and the average sold price of the townhome was $270,000.

There are currently 4 active listings on the market; three of which have been listed for less than one week. There are also 10 listings that are currently under contract. The price range for current active listings are from $290,000 to $575,000. As you can see, Stony Creek provides a wide range of living choices and price range choices, be it condo and townhome; maintenance free living or single family home living; ranging from ranches, tri-levels, multi-levels, and 2-sories.

It’s true, the market is still the hottest it’s been in ages or in some places, has ever been. Rents are increasing astronomically pushing renters to buy properties and pay more and more than what the properties are actually listed for. Sellers are just setting out signs and getting multiple offers on their listings. It’s truly crazy out there. Real estate agents are writing multiple offers on different properties, filling out escalation clauses, buyers are offering more than the listing price, forgoing inspections and offering cash above appraisal prices. With the market in this state, it’s interesting that the stats pulled (0 comments)
