The Littleton Stony Creek neighborhood has several different “mini” neighborhoods within itself.  The following is a conglomerate of all the “mini” neighborhoods combined.  The graph breaks down by month, how many new listings showed up in the MLS each month.  It shows fairly steady between 5-8 new listings each month except for the month of June which sky-rocketed to 15 new listings.

Stony Creek Littleton is a fabulous location for living within the Metro Denver area.  It’s close to the mountains with beautiful views, parks, shopping, highways, reservoir and water sports, bike trails, major cross streets, restaurants and a 20-30 minute drive to downtown Denver.  Since it is such a lovely place to live, it’s not a shock that houses don’t stay on the market long around here.  Below shows the average time that houses have stayed on the market in the Stony Creek area.

Stony Creek Littleton is finally starting to see more and more housing sales in the past couple of years.  For a while, there were little to no listings and movement in this neighborhood so data was difficult to accumulate.  In the past couple of years, the Housing list prices and sold prices have elevated as well.  As you can see in the graph below, the current sales prices are exceeding last years.  Average sales prices have sat in the lower to mid $300,000 range, but in January and February, average sale prices have jumped to the mid and upper $300,000 range.

It seems to keep getting earlier and earlier every year.  The children are heading back to school.  I personally don’t know how they do it!  I guess they really have no choice, but it’s STILL summer!  I remember when I was much younger, the feel of brisk coolness in the air with the warm sun beating down in September.  You could just tell back then that it was time.  All the fall fruits and vegetables were in full bloom and you could take an apple fresh from the tree and give it to the teacher.  (Don’t do that now or the … (1 comments)

I was walking around the neighborhood the other morning and lately it’s been pretty dry here in Stony Creek Littleton with temperatures in the high 80’s to the high 90’s.  I came across a house that had a sump pump going in steady intervals.  I noted that this property was at the bottom of a hill but did not appear to be surrounded by any ditches or bodies of water.  I was actually shocked at the amount of water that was being pumped out of the tube.  After observing the steady stream of water I went home to check my sump … (0 comments)

The Real Estate market in Denver is still showing a lack of inventory but we did see some good movement in the Stony Creek, Littleton area.  In July 2015, 3 new listings were entered into the Denver MLS, 8 properties went under contract and 4 properties sold and closed.
 
Two single family homes closed and two townhomes closed in Stony Creek during July 2015.  The average sold price of the single family home in July was $410,000 and the average sold price of the townhome was $270,000.

Stony Creek, Littleton is still showing to be quite a desirable area to buy homes and live.   There are currently 4 active listings on the market; three of which have been listed for less than one week. There are also 10 listings that are currently under contract.  The price range for current active listings are from $290,000 to $575,000. As you can see, Stony Creek provides a wide range of living choices and price range choices, be it condo and townhome; maintenance free living or single family home living; ranging from ranches, tri-levels, multi-levels, and 2-sories.
