In 1784 Walkersburg, named in honor of John Walker on whose land it was situated, was established. Provisions were made in the act for a courthouse and other public buildings to be established there. brunswick county: Federal Housing Administration - 03/10/09 04:30 AM
An agency within HUD, the Federal Housing Administration was established in 1934 to advance opportunities for Americans to own homes. By providing private lenders with mortgage insurance, the FHA gives them the security they need to lend to first-time buyers who might not be able to qualify for conventional loans. The FHA has helped more than 26 million Americans buy a home.
The FHA works to make homeownership a possibility for more Americans. With the FHA, you don't need perfect credit or a high-paying job to qualify for a loan. The FHA also makes loans more accessible by requiring smaller down … (0 comments)

brunswick county: When searching for a home remember... - 03/03/09 05:29 AM
Your home should fit way you live, with spaces and features that appeal to the whole family. Before you begin looking at homes, make a list of your priorities - things like location and size. Should the house be close to certain schools? your job? to public transportation? How large should the house be? What type of lot do you prefer? What kinds of amenities are you looking for? Establish a set of minimum requirements and a 'wish list." Minimum requirements are things that a house must have for you to consider it, while a "wish list" covers things that you'd … (0 comments)

Brunswick County History is full of secrets that are never told. We are such a interesting county & blend in with much of history. Most people don't know some of our better known secrets such as how Blackbeard took over Bald Head Island & used it as his grounds for business. Black Beard is very well known around the world & hardly knows he was a Brunswick County transplant like many others.

brunswick county: Fannie Mae Hurting? - 02/27/08 12:57 PM
Fannie Mae and Freddie Mac will be allowed to expand their roles in the turbulent mortgage market even as worsening conditions in the housing sector punish the two companies. Fannie, the largest buyer and backer of U.S. home loans, said Wednesday it lost nearly $3.6 billion in the fourth quarter of 2007 amid mounting home-loan delinquencies and soured bets on interest rates. Freddie is expected Thursday to report a $1.5 billion fourth-quarter loss.
Fannie, which gave a pessimistic housing outlook for 2008, said close to 90 percent of its fourth-quarter losses stemmed from investments it made based on the assumption that falling … (1 comments)

brunswick county: Gov. Mortgage limts Temp. Raised - 02/20/08 11:43 AM
For many house hunters, these are good times. Home prices have fallen 10% or more in once-hot markets, and interest rates on mortgages of $417,000 or less have sunk to their lowest levels in four years. Today a family with solid credit and enough cash for a 20% down payment can lock in a rate of only 5.9% on a 30-year mortgage, according to Bankrate.
Consequently, banks have cut way back on lending, tightened standards, and hiked rates on jumbos, all of which they now must hold on their own balance sheets. Even for wealthy borrowers with sterling credit and enough cash … (0 comments)

brunswick county: Home Builders Still Worried - 02/20/08 11:37 AM
More potential home buyers are on the hunt, but the nation's homebuilders still have a grim view of the prospects for a turnaround over the next six months. Those are two key elements of the latest reading on a key index of home builders' confidence, which edged slightly higher in February because of a modest pickup in the number of prospective buyers, according a survey by The National Association of Home Builders/Well Fargo
The survey is comprised of three subindexes that measure homebuilders' view of current market conditions, their outlook for the next six months, and the level of buyer traffic.
The index that measures … (1 comments)

brunswick county: Foreclosure Freeze - 02/20/08 11:33 AM

Six of the nation's largest mortgage lenders, in a joint effort to cool the raging foreclosure crisis, have agreed to temporarily stop foreclosure proceedings on homeowners who have fallen seriously behind in their house payments.
Under a program unveiled Tuesday, legal efforts to oust seriously delinquent borrowers from their homes will be postponed for 30 days while lenders and borrowers try to work out payment options.
The effort, known as Project Lifeline, will not be confined to borrowers with adjustable rate mortgages. So-called ARMs have recorded the highest rates of delinquencies, even as default for loans of all types have risen … (2 comments)

brunswick county: National Real Estate Market Stats - 02/20/08 11:25 AM

THe median home price around the US grew 3% since Jan. 1, while others stand still as we try to avoid recession.
And there is also good news for the long-term, with continued high inventory and value pricing through the spring and early summer months.
Sales are always slow around an election but 2009 will see a slow and steady rise in home pricing.

brunswick county: Holden Beach News - 02/19/08 02:59 PM
Town commissioners on Tuesday had a public hearing seeking input for an ordinance to establish an annexation agreement between Holden Beach and the towns of Shallotte and Ocean Isle Beach.
After outlining the current town limits to the public, Mayor Alan Holden said the agreement was for the town of Shallotte to incorporate any of the areas toward the Intracoastal Waterway, Holden Beach and Ocean Isle Beach along the Shallotte River. While no Holden Beach residents spoke during the public hearing, several Shallotte Point residents expressed their concerns to commissioners.
Tje problem right now is multi-family development without planning, noting the town's satellite … (0 comments)

brunswick county: Sub Prime Affects More - 02/19/08 02:48 PM
After seeming to have skirted the worst of the mortgage issues plaguing the financial sector, more investors have reported to overevalueate up to $1 billion in assets.
Traders didn't update their figures to keep up with the market downturn, and this tardiness resulted in assets being marked higher than their actual value.
The news comes a week after investors posted solid fourth-quarter results that defied the industrywide gloom stemming from the fallout of the U.S. subprime crisis, and a month after French bank Societe Generale SA said a futures trader racked up losses of more than $7 billion before being found out.
Other analysts warned … (0 comments)

brunswick county: When will oil flat line? - 02/19/08 02:42 PM
Oil shot higher, closing above $100 for the first time as investors bet that crude prices will keep climbing despite evidence of plentiful supplies and falling demand. At the pump, gas prices rose further above $3 a gallon.
The fact that there was no overriding reason for such a price spike could be a bad omen for consumers already bearing the burdens of high heating costs and falling real estate values. Many recent forecasts have said oil demand growth this year will be less than initially expected, yet prices continue to rise. That suggests they may continue rising as the weakening dollar … (0 comments)

brunswick county: Holden Beach Market Report 2/19/08 - 02/19/08 02:35 PM
As we now step into 2008 the local market at Holden Beach has seen a slight increase. Inventory still continues to grow, but buyers have started to get serious after the Fed's last rate cut.
As with last year mobile homes were the pick of choice, so far people are taking advantage of motivated builders with more upscale homes.

brunswick county: Will 08' be better? - 02/19/08 02:27 PM
The nation's weakening real estate markets are providing the best buyers housing markets in years in much of the U.S. and 2008 promises to be the best time in years for home and condo buyers to find a deal in real estate, according to the latest analysis by Housing Predictor. By cutting interest rates, the Federal Reserve has triggered what is slowly transforming into an investors surge in real estate sales. Pent up buyers' demand in many markets is becoming evident with increasing inquiries after a housing slump that resulted from an over supply of inventory.
The mortgage meltdown has produced … (2 comments)
