For anyone wondering what the real estate market is like post Covid-19, all I can say is it is HOT.  Some might say too hot.  Since the Governor allowed real estate agent to go back to work, our phones have been ringing off the hook and here is why:

All I can say is “Unbelievable!  I guess you can take that many ways but it sure sums up the year.  From a business perspective we saw a year of uncertainty with a fairly flat market.  We definitely saw a lot of buyers out looking for a great deal.  We saw a lot of Seller’s coming to grips with the changing market and agreeing to sell at or below the current, fair market value.

It seems like I get calls every week from a potential buyer trying to tell me how they are going to steal a bank owned home.  No disrespect to the internet savvy buyer who is led to believe that they can pay pennies on the dollar for bank owned homes.  That has NOT BEEN THE case in Northwestern Lower Michigan but things may be changing.

Despite what you may hear on the national news or the street, the real estate market in the Traverse City Area is great.  Wait... let me clarify.  The residential market in the Traverse City Area is great.  With record low interest rates and flexible sellers, you will never find a better time to buy a home in this area.  While you may have to take a bit of a hit on your price, you'll find that you can generally make up for any loss on the next home you buy.  Think of it as "Trading Equity".

If you have ever wanted to buy vacant land in the Grand Traverse Region you could not pick a better time than right now.  With banks tightening up lending guidelines for new construction over the past year, few builders willing or able to secure financing for spec homes and few buyers willing to invest in vacant land during a period of decreasing home prices vacant land prices basically went stagnant.

If you or someone you know is thinking of taking advantage of the Federal House Tax Credit do not forget about the April 30th deadline to have a home under contract and close by June 30th.  If you should find yourself running out of time, you might consider putting in offers on multiple properties and stating that the offer will become void if the offer is not accepted in writing by the purchaser prior to entering into an agreement on another property.

If you thought about waiting to list your home to fix up a few things, paint or get new carpets, etc., don't bother.   Why?  Many buyers are coming out of the woodwork to take advantage of the $8,000 tax credit (Visit www.FederalHousingTaxCredit.com for details).  To a buyer your home may be worth $8,000 more (to them) today than it will be, come May 1, 2010 (the deadline for entering into a Purchase Agreement).  Many buyers are much more willing to overlook minor issues with your home simply do to their ability to use their future tax money for any needed repairs.

I received a call this evening from a woman who unfortunately had lost her home to foreclosure over a year ago.  She was referred to me and emailed me to ask if there was any way she could put in an offer to buy her home back.  She said her daughter was willing to buy the home and rent it back to her.

jules yates: Hunting For Foreclosures??? Keep this in Mind if the property is located in a cold climate - 10/13/09 12:26 PM
As temperatures drop in the area it reminds me of shopping for foreclosures homes last winter with buyers. We would see these bright orange and green stickers in the kitchen and bathroom stating the home had been winterized.  Often times it was done in late fall or occasionally in the middle of winter.  
Either way keep one thing in mind... always assume the pipes are frozen.  As I discussed with a buyer this evening, rarely is a home winterized immediately after the heat is turned off.  Generally it is 30-60 days after a bank takes back a home in foreclosure … (2 comments)

Finally...here is some great news for the Michigan Real Estate market.  3 cities in Michigan were ranked in the top 10 in the nation for House Hunting.  You can get your best bang for the buck in these cities according to the Today Show.  The criteria were cities where home prices have dropped the most but now are shooting up with record prices.

This has been by far the strangest summer and fall I can recall since moving to Northern Michigan in 2001. This summer was cooler than normal but mainly dry which was a good thing in my mind.  September was wonderfully summer and warm and here we are in October and it has been less than pleasant.
