home buying: Atlantic City | Atlantic County | New Jersey | Condo - 10/24/09 04:48 AM
Those of you who have followed my blog for a while have probably noticed that the subject has slowly changed.  Over the past year or so I was focused primarily on foreclosed properties and short sales.  While we were in a foreclosure crisis, I spent most of my time trying to help homeowners in need.  I'm still helping the occasional homeowner with their foreclosure, but now I've again switched my focus to where I think the greatest opportunities are.  Houses are cheap all over South Jersey, but I have found that there are particularly good deals in the Atlantic City Condo … (0 comments)

home buying: Atlantic City | Atlantic County | New Jersey | Home Sales - 10/23/09 11:14 AM
This article was welcome news.  I did notice an uptick in my own sales as well.  As it mentions though, there isn't much time left to take advantage of the first time homebuyer tax credit.

home buying: Camden County | New Jersey | Finding a Home after a Bankruptcy - 09/16/09 06:50 AM
This is a great article regarding qualifying for a mortgage after a bankruptcy.  I have helped several potential homeowners who have gone through financial problems and are now back on track, and it is never an easy process.  However, it is definitely possible, and well worth the effort.
If you have had a foreclosure or bankruptcy and are now interested in buying a home, give me a call today.

home buying: Camden County and Burlington County | NJ | First Time Homebuyer Tax Credit - 08/29/09 08:21 AM
This article makes a great point that a lot of people don't realize.  I know that there is a big push to extend the credit, but if I was a first time homebuyer, I wouldn't be gambling my $8K on it.
Give me a call if you're interested in purchasing a home before you miss out on the $8,000 tax credit.

home buying: 53 Rye Ln | Larkspur | Shamong | Burlington County | New Jersey | Home for Sale - Success - 08/21/09 07:15 AM
I know that I've been talking a lot about all of the good news out there in the housing market, and I just wanted to take a minute to thank all of my clients, and the people like them that are making this recovery happen.  I think one of the best examples of this recently were my clients at 53 Rye Lane in Shamong.  They listed their house with me a little over a month ago, and it was under contract within 30 days.  Now there home is in an area where several other homes have sat on the market for … (0 comments)

home buying: New Jersey | Selling Homes in Today's Market - 08/12/09 08:09 AM
It's been a few days since I posted anything to my blog, and that really isn't like me.  Lately I've had so much activity, that I haven't even had a spare minute to talk about all the great things going on in today's market.  I would say that the activity my listings are getting is double or triple what it was only a month ago, and this month I've already gotten two homes under contract.  I think that a lot of this is just a reflection of the changing market, but I would also like to think that some of the … (0 comments)

home buying: 431 W. 1st Ave | Runnemede | Camden County | New Jersey | Home For Sale - Back on The Market - 08/04/09 06:28 AM
Their loss can be your gain.  Unfortunately the buyers who had this spectacular home under contract were not able to get their, despite their preapproval.  Because of this, you again have the opportunity to purchase this fantastic 2 bedroom 1 bath in Runnemede.  This home had multiple offers the first time on the market, and I'm sure this time won't be any different.

Please feel free to call to schedule a showing, or to discuss the sale of your home.

home buying: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/15/09 07:54 AM
Yesterday I was speaking with another agent in my office about negotiating, and the topic of silence came up.  This is one of the true secrets of success in face to face negotiations.  The secret is that after you have stated your case and asked for what you want, Shut Up.  I've often read, and seen in practice, that the first one to speak after an offer in made loses.  Sometimes I'm amazed at the power of this technique.  I was speaking to a potential seller about a property that I was considering purchasing earlier today, and after he stated his … (0 comments)

home buying: Camden County | New Jersey | Home Affordability - 07/10/09 06:12 AM
This press release from New Jersey Association of Realtors points out the tremendous opportunity that this real estate market presents.  I've definitely noticed it here in Camden County, and it has surprised me that more people aren't taking advantage of this situation.

home buying: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/09/09 04:35 AM
As a continuation of yesterday's post, today I'm going to cover the basic things that a home seller should do to prepare for negotiating the sale of their home.
1.  First the seller should figure out what their bottom line is.  What is the minimum that they would take for the home and still net the amount of money that they truly need.  This should always be decided up front because it is when the seller is thinking most rationally , and not yet caught up in the drama of the negotiating process.
2.  Then the seller should determine the market … (1 comments)

home buying: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/08/09 03:08 AM
As promised, I'm going to spend a little time blogging about negotiating the sale or purchase of a home.  I think that the first and most important tip that I can give is to be prepared.  I know that this sounds like common sense, but I can't tell you how often I'm involved in negotiations with people who clearly have not done their homework.  Let's take a quick look at what the buyer should do to prepare for the negotiating process:
Buyer Negotiation Preparation:
1.  The very first thing that a buyer should do is to know what they can afford.  This entails … (0 comments)

home buying: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/07/09 08:35 AM
I was speaking with a client of mine this afternoon about negotiating an offer for a home purchase, and it occurred to me that this is a topic that I have neglected to post on my blog.  I believe that negotiating a one of the most important aspects of my job when working with both buyers and sellers.  I'm not sure if it would be completely fair to call myself an expert negotiator, but I have been negotiating for a living since 2001 and I have also studied negotiations on a graduate level while earning my Master's degree in Real Estate … (0 comments)
