home selling: Atlantic City | Atlantic County | New Jersey | Condo - 10/24/09 04:48 AM
Those of you who have followed my blog for a while have probably noticed that the subject has slowly changed.  Over the past year or so I was focused primarily on foreclosed properties and short sales.  While we were in a foreclosure crisis, I spent most of my time trying to help homeowners in need.  I'm still helping the occasional homeowner with their foreclosure, but now I've again switched my focus to where I think the greatest opportunities are.  Houses are cheap all over South Jersey, but I have found that there are particularly good deals in the Atlantic City Condo … (0 comments)

home selling: Atlantic City | Atlantic County | New Jersey | Home Sales - 10/23/09 11:14 AM
This article was welcome news.  I did notice an uptick in my own sales as well.  As it mentions though, there isn't much time left to take advantage of the first time homebuyer tax credit.

home selling: Camden County | New Jersey | Pricing Your Home to Sell - 09/25/09 08:16 AM
As you can probably imagine, pricing a home correctly is one of the most important factors in getting it sold quickly.  When I have this conversation with most homeowners, they usually assume that I'm just trying to get them to give their home away so that I can get a quick sale.  This couldn't be further from the truth, while I often suggest pricing a home competitively, I always keep in mind my clients goals and the realities of the market.  Recently while working with a client that had originally priced his home very competitively, I actually suggested to increase the … (0 comments)

home selling: 431 W. 1st ave | Runnemede | Camden County | NJ | Home For Sale - A Happy Ending - 09/01/09 08:54 AM
This home is one that I have posted several blog entries about.  It was one of the first properties that I had multiple offers on early this year, and it also was the only property so far this year that had a sale fall through due to the buyer's financing issues.  Like many of my clients, these sellers had run into a rough patch and were facing foreclosure, but yesterday they were able to put all of that behind them and leave the closing with a healthy check.  I love to blog about homes like this one because they are great examples … (0 comments)

home selling: Camden County and Burlington County | NJ | Real Estate Investing - 08/27/09 06:11 AM
I wanted to pass along another article today.  I'm glad to see that it's not just South Jersey experiencing this recovery.  It seems that investors are getting back into the market on a daily basis.  I would disagree with the author though, I don't think that these bargain prices will last too long.  I've seen situation with multiple offers more than once in the past month.  If a property is priced right, the buyers are lining up.
If you'd like buyers lining up at your door, give me a call today.

home selling: 53 Rye Ln | Larkspur | Shamong | Burlington County | New Jersey | Home for Sale - Success - 08/21/09 07:15 AM
I know that I've been talking a lot about all of the good news out there in the housing market, and I just wanted to take a minute to thank all of my clients, and the people like them that are making this recovery happen.  I think one of the best examples of this recently were my clients at 53 Rye Lane in Shamong.  They listed their house with me a little over a month ago, and it was under contract within 30 days.  Now there home is in an area where several other homes have sat on the market for … (0 comments)

home selling: New Jersey | Selling Homes in Today's Market - 08/20/09 08:41 AM
Well, again it's been a few days since I've posted anything to my blog, and again it's because there is just so much happening in our market.  Last time I mentioned that I had just gotten two houses under contract, and since then I've put one more under contract and have one small multifamily investment property that we're negotiating.  This is just incredible activity given the recent past.
In case you're wondering, none of these homes are being given away, and only one is a short sale.  I think that this is more evidence that the recovery is in full swing.  … (0 comments)

home selling: New Jersey | Selling Homes in Today's Market - 08/12/09 08:09 AM
It's been a few days since I posted anything to my blog, and that really isn't like me.  Lately I've had so much activity, that I haven't even had a spare minute to talk about all the great things going on in today's market.  I would say that the activity my listings are getting is double or triple what it was only a month ago, and this month I've already gotten two homes under contract.  I think that a lot of this is just a reflection of the changing market, but I would also like to think that some of the … (0 comments)

home selling: Medford Village | Medford | Burlington County | NJ | Buying a Home - Negotiations - 07/15/09 07:54 AM
Yesterday I was speaking with another agent in my office about negotiating, and the topic of silence came up.  This is one of the true secrets of success in face to face negotiations.  The secret is that after you have stated your case and asked for what you want, Shut Up.  I've often read, and seen in practice, that the first one to speak after an offer in made loses.  Sometimes I'm amazed at the power of this technique.  I was speaking to a potential seller about a property that I was considering purchasing earlier today, and after he stated his … (0 comments)
