The Denver real estate market saw an increase in inventory this past month, but not as much as we have seen in past years. The sales were up .2% over last year's sales. The total inventory has increased slightly, but we are seeing some going under contract fairly quickly, especially in the lower price points. The frequent snowstorms are hampering a good buying season so far this year. The Denver real estate market has been very strong since mid-January this year. With incredibly low inventory there are multiple buyers for properties priced under $400,000.
Denver saw a 2% decrease in listings over the prior year and no change over the previous month. We are still hearing homeowners fearful of listing their property and not finding a replacement property! The Denver real estate market has been very strong since mid-January this year. With incredibly low inventory there are multiple buyers for every property. Denver saw a 2% decrease in listings over the prior month and 24% decrease over a year ago. Sold property saw a 46% increase over the prior month and the under contract properties saw a 28% increase over the prior month. The Denver real estate market is experiencing the seasonal slowdown, yet the inventory is decreasing. Denver saw a 1% decrease in listings. Sold property saw a 8% decrease as well as the under contract properties (3% decrease). It could be the constant every day rain we have been experiencing. The days on market increased by two days - still very low at 28 days.

The Denver real estate market is experiencing the seasonal slowdown and saw a month of increasing inventory. Denver saw a 7% increase in new listings. Sold property saw a 2% decrease as well as the under contract properties (4% decrease). The days on market decreased by one day - still very low at 26 days.
Sales compared to last month decreased 2% and a 5% decrease from one year ago. Some homes are going under contract very quickly if they are priced fairly and show well.

Denver Real Estate in the month of January showed a slight increase in sales over the previous month with 3,342 properties sold - an increase of 3% over December sales. The days on market increased slightly from December. There was a 5% increase in listings this month over the previous month.

Denver Real Estate in the month of December showed a decline in sales over the previous month with 3,229 properties sold - a decrease of 8% over November sales. The days on market increased once again from November. Showings slowed which is normal for this time of year, and have fewer active listings. Showings slowed again this month with fewer listings coming on the market. There was a 2.26% decrease in listings this month over the previous month. Denver Real estate in the month of January had great sales considering the time of year. The 78 average days a home is on the market does not reflect the true market today in Denver. If you are purchasing under $350,000, (or $500,000 closer to Denver) you have to be in that home with an offer within the first couple of days or it will be gone. The days on market has increased a bit with 66 average days, but still way down over a year ago. The inventory was down again in October for both single detached family homes and multi-family, which is decreasing over the past few months.
