The Denver real estate market usually starts with a flurry either January or February, and this year again we were faced with razor-thin inventory.  Buyers were in multiple offer situations UNTIL COVID reared its ugly head in our State.  We were seeing new listings come on, then the Attorney General said we no longer were able to show homes. 
For the month of March, the days in MLS decreased from 39 to 30 days, which is a reflection of how strong our market was.  The sales increased 2.4% over last year's sales, and up over last month's sales also.   The number … (8 comments)

I obtained my CRS (Certified Residential Specialist) designation around 19 years ago, and have completely enjoyed working with Buyers coming into Denver, and also those Sellers that SADLY are transferring out of Denver.     Each year I am blessed to have a few!
 
Over the years, I have done outdoorsy videos of attractions that the residents seem to enjoy, and have had Buyers contact me and want to live near those attractions.  A big one is Aurora Reservoir, where you have lots of water activities, a sand beach, a picnic area, but also 8 miles of trails to bike or run.    … (10 comments)

The Denver real estate market usually sees a decrease in activity during the Holidays, but this year was a tad different. There still was a decrease in inventory this month (very seasonal), and the days on market increased slightly from 35 to 41 days.  The sales increased a whopping 17.6% over last year's sales, and up over last month's sales also.   The total inventory has decreased, which is normal this time of year.  The number of homes that went under contract decreased from last month.

Today's real estate environment is different than we saw a few years ago.  From 2011 to June of 2018 sellers were in "hog heaven".    Put a sign in the yard, buyers will ACTUALLY line up to see your home.  Inventories were so low, it was scary.    Buyers would almost always have to compete with other offers, and offer prices over market value, and have to bring extra cash to closing.

The Denver real estate market saw a decrease in inventory this month, and the days on market increased slightly.  The sales were up 9.5% over last year's sales, yet down over last month's sales.   The total inventory has decreased, which is normal this time of year. The days on market increased from last month (by 2 days).  The number of homes that are under contract have also decreased from last month.   Usually after Labor Day we see an increase in activity, but this year it was ever so slight compared to years past.

The Town of Larkspur is located 40 miles South of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), fox, coyotes and lots of birds.

The journalists sure do sensationalize our industry!    The sky IS NOT falling, and our market is still very strong.    The journalists like to create headlines and cause the public to panic, and there is no reason to, at least not yet.
 
Colorado's unemployment for July was 2.9%, compared to the national average of 3.7%.   We have been lower than the national average for quite some time.  The GDP in 2016 was 2.4, and in 2019 is 3.5, which is the largest increase in several years.   
 
Colorado relies on several industries for our good economy - 
1.  High technology
2.  Food processing

The Denver real estate market saw an uptick in inventory this past month, which is pretty similar to what we saw in 2018 for these summer months, however, we are seeing 2,000 more homes on the market this year.  The sales were down 6.6% over last year's sales.   The total inventory has increased.    The inventory has increased 24.5% over last year.  The days on market has increased from last month, but still in the Seller's favor.  Last month the days on market rose to 24 days and dropped back to 23 for the month of June.   The torrential rainstorms we … (8 comments)
