The Denver real estate market is experiencing the seasonal slowdown, yet the inventory decreased once again for the month of October. Denver saw a 10% decrease in listings over the prior month and 23% over a year ago. Sold property saw no change over the prior month and the under contract properties saw a 4% decrease over the prior month. The days on market increased by four days - still very low at 34 days. Luxury Home Sales - Denver CO October 2014 Luxury home sales in the Denver metro area (over $1 million) reflected an uptick in sales for the month of October and fall sales. The data includes only detached single family properties. The month of October, there were 78 properties closed, which is an increase from 65 sales for the month of September. The days on market increased from 87 to 107 days. Sellers saw 95.93% (increase from 95.91%) of list price to sold price.

The Denver real estate market revealed another month of strong sales, but maybe it is slowing down. Inventory increased, more homes went under contract, yet less show sold than May 2014. The days on market increased by two day, but being under 30 days for the entire market shows it remains a Seller's market.
Sales compared to last month is up 9%, and up 1% from June of 2013. Don't let 27 days on the market fool you, homes do not remain on the market unless they are (10 comments)

Luxury Home Sales - Denver CO June 2014 Luxury home sales in the Denver metro area (over $1 million) revealed a record breaking month of sales. The data includes only detached single family properties. The month of June there were 108 properties closed, which is an increase from 106 sales for the month of May. The days on market decreased significantly from 94 to 76 days. Sellers saw 97.08% (increase from 96.88%) of list price to sold price.

Inventory in and around Denver University is slim pickens, especially if you want a short walk to the University. These buyers viewed every home for sale within their specified blocks and decided this remodeled home was the best choice. The buyers saw the photos from "before", and love the newly remodeled kitchen, bathrooms, hardwood flooring and walls have been removed for a more open floor plan.
This neighborhood has a variety of housing, some older/smaller homes, and many have been scraped and new mini-mansions have been built. Homes range (13 comments)

Luxury Home Sales - Denver, CO May 2014 Luxury home sales in the Denver metro area (over $1 million) hit a milestone, with the highest number of sales in one month for years. The data includes only detached single family properties. The month of May there were 106 properties closed, which is an increase from 83 sales for the month of April. The days on market decreased significantly from 143 to 94 days. Sellers saw 96.88% (decrease from 96.98%) of list price to sold price. Of these 106 sales 36 properties were purchased with cash. With inventory so low, finding suitable homes can be a challenge, and buyers need to be ready to view property and make decisions the same day a listing goes on the market. The Denver real estate market has enjoyed another month of strong real estate sales for the month of April 2014. The number of listings have increased 6% over a year ago with sold properties increased 16%. GREAT NEWS for sellers to see the average sales price increased over March 5%. Many new listings see a "revolving door" with sellers seeing overlapping showings. Multiple offers are being received on many properties, and this does not limit to those properties under $300,000.
