In the last week, I have had a half dozen calls from potential buyers thinking since sellers probably cannot sell their homes, there MUST be a deal out there.
 
Granted, there are some price reductions, as there are homeowners that are in need of selling their home.     There are others that have withdrawn their homes until it is safer to show their home.
 
We are seeing more listings hit the market, and (this morning's stats) 83% of the total listing went pending.    Some counties still have no showings, but you can virtually see them, write an offer, get the offer accepted … (22 comments)

Always fun assisting past clients with another transaction, and once we got their home under contract, it was time to get out and look for the replacement home.    The wife knows exactly what they want, and had lots of home favorited once we were ready to start the search.

It is a huge compliment with family members and/or friends of past clients call you when they are contemplating a move into the Denver metro area.     It is a pleasure hearing they want to be near the children or other family members.     
 
Many times they are moving from areas with markets not as HOT as ours.     They start by asking for the home, location, amenities and then comes the kicker --- their budget.

Buyers are "holding the breath" through this frenzied Seller's market!
 
First, just getting the Seller to SEE their offer if the property is priced below $450,000 in Denver is amazing.    We are seeing multiple offers on many properties and difficult to express to the Buyers how important it is to make an offer on a property to STAND OUT.   When we are seeing 10+ offers on many homes, it is imperative to make that offer catered to the Seller and have some sections STAND OUT to the Seller.

Denver is experiencing another year of a HOT real estate market, and we are in the fourth year now.    In lower price points, you have to drop everything and get to a new listing right away, or there is a possibility the Seller will accept an offer as they come in.   Most Sellers want to review a few offers and see which one will work best for them.

Our weather seems like it is already April or May, we have seen temperatures in the high 50's and into the 80's.   The bulbs are popping up everywhere, bushes are budding and so are some of the trees.    Mother Nature --- it is FEBRUARY in Colorado, and we should be seeing snow still.   We have not had any moisture this month so far.   This is a problem, as our fire danger in the Denver metro area is in a severe drought right now, and have already started seeing some fires.

Family members of past clients called and were relocating to Denver and were in town for 4 1/2 days.   We had a good list to start with but they had no idea where they wanted to live, other than within 30 minutes of the school for their son.    In the first day we located a home, but had to wait until Sunday to hear what offer they were taking, and we came in second.     Adjusting our search parameters gave us a few more homes to see Monday and Tuesday … (44 comments)

The interest rates are rising, and in DENVER there are areas that are actually seeing increases in values!      If you think the 'bottom" has not arrived, you may have missed the boat!    The blog by Scott has merit, and if you have THOUGHT about buying a home in the near future, this blog is worth reading!

Buying an older home comes with character, and in established neighborhoods that are very desirable, but come with a price at times.      If the home has not been properly maintained, over the years, you could have stone foundations collapsing that could be potentially very expensive to completely rebuild.     By contacting a structural engineering company, they could repair this same stone foundation for a lot less money!
