The stats are out for the month of June, and it was another very busy month! We are still down over last year with inventory (-61.8%), but at least seeing more listings coming on this month! Sellers sure are seeing a great bottom line with the Average sales price increasing 27.6% over last year! We are seeing more price reductions now in some areas, telling Sellers to be careful with their listing price. Back in March we saw less than 2,000 listings, and now mid-July we are seeing almost 4,000, so this is assisting buyers!

Buyers have many requests for their Denver home purchase besides how many bedrooms & bathrooms and even square footage. The requests have been to be close to a park to walk the dog, or close to trails for biking or running. In Denver we have it all, well, except for an ocean view.
Buyers request to have mountains views. The snow capped mountains are so magnificent. You always know which direction you are going in Denver, as they are always in the West.

Hutchinson Hills is a neighborhood in South Denver located North of I-225 between Yosemite and Tamarac. Hutchinson Hills residents are conveniently located a couple minutes North of the Denver Tech Center, and will enjoy a short drive (or bike ride) to work. Hutchinson Hills homeowners have grocery shopping, retail and entertainment all within a short commute. The Denver real estate market began to sizzle with spring temperatures in February. Inventory was a bit stronger in January, but disappeared in February due to the mass of buyers out looking for homes. Congratulations to these buyers who decided to move from the suburbs back into Denver to be closer to the "happenings". The Denver real estate market is experiencing the seasonal slowdown, yet the inventory decreased once again for the month of October. Denver saw a 10% decrease in listings over the prior month and 23% over a year ago.
