The stats are out for the month of November, and it has been a strange year as far as stats! As of the end of November, we are experiencing SERIOUS low inventory, down 46.4% over one year ago. I think many Sellers are nervous about listing their homes while we are seeing the virus, and combined with the Holidays, there is not much inventory.

The Denver real estate market usually starts with a flurry either January or February, and this year again we were faced with razor-thin inventory. Buyers were in multiple offer situations UNTIL COVID reared its ugly head in our State. We were seeing new listings come on, then the Attorney General said we no longer were able to show homes. For the month of March, the days in MLS decreased from 39 to 30 days, which is a reflection of how strong our market was. The sales increased 2.4% over last year's sales, and up over last month's sales also. The number (8 comments)
Personally I saw very brisk activity on every listing I put on the market in the first weekend, if the home was priced under $500,000, most seeing multiple offers and over list price. The ranch model is the most popular style of home, and when you are lucky enough to get a listing that has been remodeled too --- it is a WIN WIN! There were no ranches listed anywhere close when this beauty hit the market, so was not surprised to see 15 showings after a 24 period. The Seller received an offer with everything he was looking for, and accepted it. Had to cancel many showings that were scheduled for Saturday. We are lucky to have a back-up offer in place also.
