Colorado has been a State that may have wanted to relocate to for years.    Our population has grown tremendously over the last few years.   I think it started when recreational marijuana was legalized and just continued.   We have very low humidity, low unemployment, and people can enjoy the outdoors all year-round.   We do have good weather even in the winter!
Last year Denver was #3, so think our home values must have had a factor in this chart!    We are now #5.   Here are the rest of the top ten.

Denver has been touted as one of two cities that have done the best in rebounding after COVID, and with razor-thin inventory, it has made for a very strong Seller's market once again.   I know after 5/8 when we were allowed to show again, it was "off to the races", and all summer was very busy!
 
Our inventory in the eleven-counties within the Denver metro area has seen a 41% drop in inventory from this time last year.    Maybe due to nervous homeowners not wanting buyers coming through their homes, especially if anyone has compromised systems.

The Denver real estate market usually starts with a flurry either January or February, and this year again we were faced with razor-thin inventory.  Buyers were in multiple offer situations.  There still was a decrease in inventory this month, but February did see more snow than normal.   The days in MLS decreased from 45 to 39 days.  The sales increased 5.6% over last year's sales, and up over last month's sales also.   The number of homes that went under contract increased substantially from last month.  We are seeing in a 7-day period, more homes going pending than are coming … (16 comments)

You will find this quaint town Southeast of Denver proper, and about 20 miles or 30 minutes.  It is easy to catch the light rail at Lincoln, if you work downtown, or somewhere along the line.    There are about 64,000 residents in the Town of Parker, and Main street is a fun place to dine or enjoy the retail outlets.

The Denver real estate market saw a large increase in inventory this past month compared to December.    The sales were down 6.6% over last year's sales.   The total inventory has decreased slightly, but we are seeing some going under contract fairly quickly.  The frequent snowstorms are hampering a good buying season so far this year.   The days on market have slowly been creeping up too from 40 days in December to 42 days in January.   Keep in mind until these days reach 180 days - it is still a Seller's market.   (In April DOM was only 20 days.)

These Buyers are moving from sunny Arizona to Denver, and looking forward to our summer temperatures.  BUT, were they prepared for the snow we had TWICE this week?   Luckily, it wasn't feet, just a few inches.   They began their search about 8 months ago, and saw many homes they "favorited".     I got a good feel for what they truly wanted, when they called.   On New Year's Day I received an email asking if I was available to show them homes - of course!

Buyers have many requests for their Denver home purchase besides how many bedrooms & bathrooms and even square footage.   The requests have been to be close to a park to walk the dog, or close to trails for biking or running.  In Denver we have it all, well, except for an ocean view.
 
 
Buyers request to have mountains views.  The snow capped mountains are so magnificent.   You always know which direction you are going in Denver, as they are always in the West.

My niche is Relocation, and love it when I receive calls from potential buyers wanting to start their home search in the Denver metro area.     One knew the area needed to be near their upcoming work location next month, but the other family said it could be within 1.5 hours of their children (and grandchildren).   That entails LOTS of choices!

The luxury market in the Denver metro area is enjoying strong sales and saw another increase in sales over the previous month.    With home values showing heavy increases, we are seeing more and more homes in the Metro Area attaining the million dollar mark.

The Denver real estate market has been going gangbusters with the Spring buying season in full swing!   Inventory has increased in the last couple of weeks, making it easier for Buyers with less multiple offers.   The following data is courtesy of Joan Cox - Metro Brokers - House to Home, Inc.
 
Denver saw a 5.4% increase in listings over March 2017, an increase of 7.5% in under contract properties and a decrease of 3.9% sold properties.  With the increase in listings, we are not seeing the hoards of showings we did earlier in the spring.    Here are the current active listings in … (10 comments)

These Buyers now own a home in Colorado!   Congratulations, and hoping they will love living in the Country Club neighborhood and make many new friends.    This home is large enough that they will have room for visiting family and/or friends from back home!

Each family has different needs, but many have some same requirements when relocating from State to State or even from out of the Country.     I have worked with relocating buyers for 15+ years and work to reduce any anxiety these buyers may have and make each and every transaction as smooth as possible.   Typically, these Buyers are selling and closing out their home in their primary State, and I try to do as much as can for them on my end.
