In today's real estate environment, listings are gold, but should come with some attention to detail - and many listings in our area are lacking!  
 
Taking photos from your cell phone that are dark and not of the entire room does not showcase a home in the right light.    The EYE BUYS!
 
A complete description of the home -- did you list where the laundry is at?   Sometimes that is critical to buyers.

Selling a home and preparing for a move requires organization in today’s market.   While preparing for a move, you tend to go through items throughout the home and decide what to keep and what to dispose of.
   
There are times sellers have items they would prefer not to move, and have no need for in their new property.     Would the buyer want these items?     Some sellers put sale tags on certain items within their homes for the buyers to know they no longer need pieces of furniture.

You had a showing, excellent feedback, and the buyers are writing on your listing!   This is what you want to hear after showings!     You get the offer, read the terms, and find.... "contingent on the sale of their current property".     You call the buyer's agent, and find the buyers have a house listed, and has been on the market for several months and still has not sold!      Now...different thoughts about the offer!

Listing appointments can be difficult.   When a seller calls and wants their home on the market RIGHT AWAY, I get pretty excited.
