Seller's Big Mistake: Loses sale over failed septic system
Last Fall during the final negotiations of a lake home sale, my seller's chose to ignore my advice about a strong buyer's market. They did not live in the area and were not familiar with the local real estate market.
The buyers had a home, well, and septic inspection. The inspection uncovered the septic tank was breached by roots. In other words, the septic system failed, and by county standards, would need to be replaced.
The sellers thinking they were savvy negotiators tried to put the cost of the replacement on the … (3 comments)

2014 NW Wisconsin real estate market in transition - best values are available now
I have several buyers who are patiently watching the MLS listings for an especially good deal.  I’ve also been passing along listings that seem like a good fit.  Sometimes buyers have been ready to move quickly, and that’s paid off.
Other buyers were busy with work and family commitments, and they needed to wait a couple weeks before we could schedule a showing.  Sometimes that still works out.  But on at least half a dozen occasions during the past few months, I’ve asked for a showing and … (0 comments)

Buying a lake home in NW Wisconsin? Choosing the lake or water type that’s right for you.
Here we’ll examine the lake or water type that best suits your lifestyle.
Every buyer approaches the search process differently.  I’ve worked with some people, for example, who were very particular about the features they wanted in their new lake home; they were less concerned about where it was located.
I’ve also worked with buyers who prefer to start by choosing a lake—or at least by narrowing down their search to a very short list of lakes.  Only then do they begin looking for the place … (3 comments)

real estate: Live on Spider Lake, commute to work in the city. Douglas County WI offers the best of both worlds - 02/03/12 12:48 AM
If your dream is to live in the country, or on a lake, and commute to work in the city, Douglas County in NW Wisconsin offers big woods and many clear, deep lakes within commuting distance to Duluth or Superior.
Highway 53 is a 4-lane freeway that connects Duluth/Superior to Eau Claire. It’s a good road and even in the winter months, the plows and sanding trucks respond immediately to keep travel safe during winter storms.
Many of my friends and neighbors in the Gordon and Wascott communities work in Duluth; they say it’s a 45-minute drive without the stress of big-city traffic.
There are many large lakes … (1 comments)

real estate: Why selling your home on your own generally doesn't succeed - reason #3 - 12/27/11 04:29 AM
Why selling your home on your own generally doesn't succeed - reason #3
There are many reasons why selling FSBO is a difficult task to pull off. In reason #1, I discuss the wrong listing price. Reason #2 is lack of online exposure.
#3 - Buyers want your commission savings
One very important consideration that most people who try to sell on their own don't realize is that buyers understand you are not paying a Realtor to sell the home. These buyers tend to be bargain hunters and since the seller is not paying a commission will feel justified in offering less for … (3 comments)

Why selling your home on your own generally doesn't succeed - reason #2
There are many reasons why selling FSBO is a difficult talk to pull off. In reason #1, I discuss the wrong listing price.
#2 - Lack of online exposure
Many for sale by owners only put up a hand made "for sale by owner" sign in the front lawn and expect that to do the job.
Others think that including their listing in one of the for sale by owner online sites like Isoldmyhome.com, forsalebyowner.com, or buyowner.com is going to bring lots of buyers.
Unfortunately that's not the case. … (5 comments)

real estate: Why this Fall is a great time to find your new home, cabin, or recreational property in NW Wisconsin - 11/15/11 06:30 AM
Right now is a great time to find your new home, cabin, or recreational property in Northwestern Wisconsin.  Summer is over, autumn is slipping away, and many buyers have decided to sit on the sidelines until spring.  An even smarter strategy, though, is to get serious about your search right now.
Here’s why:  If you’re planning to wait until spring before beginning or resuming your search, remember that a lot of other buyers are doing the same.  Sellers are very aware of this, and some have resigned themselves to not seeing much more activity until April.  But once April arrives, they’ll … (2 comments)
