tips for sellers: 5 ways to hide the clutter while selling your home - 01/31/19 01:08 PM
An important part of the home-selling process is showing it to prospective buyers. Unfortunately, that means tidying up even more frequently than you normally would, so buyers can focus on the house’s features rather than your household items. While it may not be possible to keep your home completely mess-free when you have children, below are some tips for keeping the chaos to a minimum:
Under-bed storage. If there’s enough space under their beds, encourage kids to keep their rooms tidy with rolling plastic or rattan storage bins. Then, use an oversized comforter or quilt—or strategically placed blankets—to hide the bins from sight.

tips for sellers: 4 home care mistakes you may not know you're making - 01/22/19 10:29 AM
Using glass cleaners on mirrors Spraying can lead to “black edge,” when liquid seeps beneath the reflective backing and stains your mirror. Instead, use a lint-free microfiber cloth dampened with warm water. Using the wrong caulk There are as many caulks as there are glues, and you wouldn’t use a glue stick to fix broken pottery, according to HouseLogic. Similarly, you wouldn’t use silicone caulk on bricks because it’s made for non-porous surfaces. Check online or at a home improvement store to ensure you’re using the right caulk. Over-mulching Mulch is great for your home, but don’t pile it on too thick. No more … (2 comments)

tips for sellers: 6 home improvements that add value to your home - 01/12/19 06:17 AM
1. Improve energy efficiency
Boosting the attic insulation from R11 to R49 can lower heating and cooling costs up to $600 per year (according to Houselogic.com). If the existing insulation comes up just to the tops of the joists, then you may need to add insulation. If you can’t see the joists and the insulation is well above the tops of the joists, you’re probably okay.
2. Spruce up the exterior
You only get one chance to make a good first impression. Projects that enhance curb appeal can offer the best bang for the buck. Basic efforts like power washing the home’s exterior, painting the front door, … (5 comments)

tips for sellers: Pricing your home to attract the highest offer - 08/21/18 06:35 AM
The best way to get the most money for your home is to price it right at the start. Today's buyers are discerning. They have the information at their fingertips to pay what they believe your home is worth. Ultimately, a home's value is what a buyer is willing to pay rather then what the selling thinks their home is worth.
Here are 10 benefits to right pricing:
Each new listing creates a buzz in the local real estate community. The right price will generate more calls and inquiries, and attract more Realtors to show the house. The right price will send … (5 comments)

Seller's Big Mistake: Loses sale over failed septic system
Last Fall during the final negotiations of a lake home sale, my seller's chose to ignore my advice about a strong buyer's market. They did not live in the area and were not familiar with the local real estate market.
The buyers had a home, well, and septic inspection. The inspection uncovered the septic tank was breached by roots. In other words, the septic system failed, and by county standards, would need to be replaced.
The sellers thinking they were savvy negotiators tried to put the cost of the replacement on the … (3 comments)

Don't wait, the time to buy is now: Tips for a NW Wisconsin real estate market in transition
Yesterday, I congratulated two of my buyers when they closed on their new home here in Northwestern Wisconsin.  They sold their home in the Twin Cities metro area, and they’re really excited to be living here in the north woods.
Earlier in the process, however, they experienced a few tense moments.  They’re getting a great deal, and someone else thought the home seemed like a good buy, too.  Suddenly, my buyers found themselves in a multiple-offer situation.  Fortunately they were pre-approved, their financing was … (0 comments)

tips for sellers: 4 reasons why selling your home on your own generally doesn't succeed - 01/09/12 05:01 AM
Why selling your home on your own generally doesn't succeed - reason #4
There are many reasons why selling FSBO is a difficult task to pull off. In reason #1, I discuss the wrong listing price. Reason #2 is lack of online exposure. Reason #3 buyers want your commission savings.
#4 - Buyer qualifications and showing the home
One important detail that for sale by owners may forget is that buyers can view a home at just about any time of day or day of the week. A buyer will likely lose patience if the seller cannot accommodate their schedule. The seller will need … (0 comments)

Why selling your home on your own generally doesn't succeed - reason #3
There are many reasons why selling FSBO is a difficult task to pull off. In reason #1, I discuss the wrong listing price. Reason #2 is lack of online exposure.
#3 - Buyers want your commission savings
One very important consideration that most people who try to sell on their own don't realize is that buyers understand you are not paying a Realtor to sell the home. These buyers tend to be bargain hunters and since the seller is not paying a commission will feel justified in offering less for … (3 comments)

Why selling your home on your own generally doesn't succeed - reason #2
There are many reasons why selling FSBO is a difficult talk to pull off. In reason #1, I discuss the wrong listing price.
#2 - Lack of online exposure
Many for sale by owners only put up a hand made "for sale by owner" sign in the front lawn and expect that to do the job.
Others think that including their listing in one of the for sale by owner online sites like Isoldmyhome.com, forsalebyowner.com, or buyowner.com is going to bring lots of buyers.
Unfortunately that's not the case. … (5 comments)

Why selling your home on your own generally doesn't succeed - reason #1
I am a Realtor. I sell real estate. I can certainly understand a home seller's reasons for wanting to save a commission expense. We all like to save money especially in these challenging economic times.
While commission rates are negotiable, in NW Wisconsin you are likely to pay 5-7% commission on the sale of your property. On a $200,000 home a 6% commission is $12,000. That's a chunk of change.
Selling a for sale by owner (FSBO) is not a simple task and that is why most home … (4 comments)
