buyer questions: Buyer FAQ - What is a Deposit & How Much Should I Submit with my Offer - 06/12/17 12:17 PM
Buyer FAQ - What is a Deposit and
How Much Should I Submit with my Offer?
An important decision you need to make when submitting an offer is the amount of the initial deposit, and something you must know about how to buy a house.
While it might not rank up there with the matter of the offering price itself, the deposit is an important component of an effective offer.
Here in Southern California while we commonly refer to the amount submitted with an offer (more on the logistics shortly) as a deposit, you will also hear this referred to as Earnest Money or … (11 comments)

buyer questions: 10 Things Your Realtor Can't Tell You - 02/25/16 09:44 AM
You may be frustrated by the fact that there are some things we simply can't tell you, even if we have an opinion or perhaps a specific answer.
Mimi does a great job of shedding light on these questions buyers often want to know, but agents can't (or shouldn't) answer.
I hope you will stop by her featured post and comment there, too!
Over the past few decades of selling real estate, people often ask questions I can't answer, either because of laws preventing disclosure, or because so many of the questions are subjective and change from person to person or situation to … (17 comments)

buyer questions: HOA Documents: Why Should I Look at Them? What Should I expect to Find? - 05/10/11 06:09 PM
A Buyer Asks - Why Should I Look at the HOA Documents? What Should I expect to Find? Not too long ago a first time buyer I was working with asked me "Why should I look at the HOA documents?"
She also wanted to know "What should I expect to find?"
These are excellent questions, and any buyer in Carlsbad or other nearby Southern California communities needs to understand the HOA they are potentially buying into.

Buyers, you get to decide - do I walk or do I drive? A common request from buyers in my area, as I expect it is in yours, is the ability to walk to some amenities - restaurants, shopping, parks, or the beach (that one comes at a cost in my area!!). I can often tell whether this is feasible, depending on the buyer's budget, but it is also a factor of what "walking distance" means personally.
5 minutes?
20 minutes?
And what kind of route do you need to take?
This is something the buyer really needs to … (19 comments)

As part of your search to find the perfect agent to help you find a new home when you relocate, here are some things that you might want to look for (Part 1 in this series talked about HOW to find the right agent)
You will need to do some research to find a REALTOR® who matches your needs. Keep in mind what is happening here - you are making a major move from one part of the country to another unfamiliar area. So having someone you can trust and rely on is essential.
In your research I recommend looking … (2 comments)

buyer questions: 10 Power Questions for Buyers... - 10/12/06 10:53 AM
I've had some terrific training through the CRS program, and while going back through some notes on the Buyer Strategies Course 202 today (the instructor was Mike Selvaggio, who was outstanding), came across these power questions for buyers (they can be used for sellers who are listing and will also be buying). It is not intended that all the questions be asked - choose 1, or  few, that seem appropriate given the situation - the information they elicit might be particularly helpful in uncovering their motivation. And if you have some good questions you ask routinely, please share!
1. If you could live … (2 comments)
