The Bluffs are one of the very few new condo developments in Carlsbad in recent years. (there are more in the works, though - Bluwater Crossing Live-Work Lofts for one). While there have been several new communities of detached homes (La Costa Ridge, La Costa Greens, Bressi Ranch), given the sizes of these homes the price points are far beyond many buyers ($800,000 and up).

There are 9 neighborhoods with homes constructed by different reputable builders; Trieste and Viridian are currently under construction with a good number of homes available, but properties in the other neighborhoods are primarily resales with a few model homes available.
