Carlsbad home buyers often have strong feelings about buying a home in an HOA in Carlsbad. That’s easy to understand as there are a number of things to know about HOAs in Carlsbad.
If you are on the fence about living in a community with an HOA, it’s important to give this matter serious consideration so you can make an informed decision in your home search. You don't want to waste time looking at homes with HOA fees if that's a issue for you!
The new construction homes in the planned community of Robertson Ranch in Carlsbad have been selling well since 2016, and construction continues, although the availability of homes is quite limited as they near completion.
There are a total of 308 homes in the community, plus 2 apartment complexes (1 affordable housing, the other 55+) currently under construction. The community includes a beautiful resident’s recreation center with pool and other amenities. There is also a commercial facility to be built but the retailer has not yet been announced. But there rumors!
Many home buyers in Carlsbad desire more space in a single family home. For some, a 4-bedroom house is ideal and meets their needs for extra space including:

Carlsbad home buyers are often interested in purchasing a single story detached home. While inventory continues to be limited overall, buyers still have options, mostly resales, even if the preference is for single story. I find buyers want single story living for a number of reasons, such as liking that type of floor plan, having a preference for no stairs, or in some cases health concerns that require single story living.

Buyers looking for Carlsbad homes for sale commonly have thoughts about living in a community where there is an HOA, and I’ve heard plenty of pros and cons about HOAs from them, and from other agents. Some buyers moving to our area are not really familiar with HOAs and how they operate, so it’s important to have some discussion about them so buyers can decide if living in an HOA community is OK, or not, and understand the financial implications.

Buyers desiring a second or vacation home have a number of important considerations before making a decision about where, when and how to buy that property. And what they specifically want and need for that second home is a critical discussion to have.
These issues may differ in important ways from decisions made for your primary home purchase. So give careful consideration to what these differences might be before you get too far along in the process.

Construction is proceeding well at the new planned community of The Preserve under construction here in northeast Carlsbad, adjacent to Oceanside. Buyers looking at homes for sale in Carlsbad, especially new ones, will be interested in this new community.
The town homes in Agave (the first community at The Preserve to be released) that are on the market have been selling well, as far as those listed in the MLS indicates – there may be other sales not noted in the MLS. So far 12 homes have sold in 2017 at an average price (3 comments)
