Predictions for the Carlsbad Housing Market and Beyond for 2017
Praful Thakkar has encouraged us to grab our crystal balls for this January contest, and come up with our predictions for our housing markets for 2017 (photo below courtesy of Keeping Current Matters).
Since my crystal ball is rather foggy and tends not to cooperate when asked, I’m forced to come up with my own thoughts, based on past and current trends, local market conditions and a healthy bit of educated guesswork (hopefully!).

2016 was a busy year in real estate for Carlsbad and we saw some shifts compared to 2015. Carlsbad offers a wide variety of attached (condos, townhomes, twinhomes) and detached single family homes, in gated and ungated communities. For this report we will focus on what happened with attached homes (i.e., condos, town homes, and twin homes) but here’s what we saw for single family detached home sales in 2016 and beginning in 2017.

The new homes at Agave in The Preserve neighborhood in northeast Carlsbad are now ready.
This community is located just south of the 78 freeway and west of College Boulevard. The 156-acre Preserve, originally called Quarry Creek, will offer 4 housing communities with 294 homes. Reportedly over 50% of the acreage dedicated to open space including hiking trails.

The 92009 area covers the area South of Palomar Airport Road and east of El Camino Real, including La Costa (La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield and other communities, with a mix of attached (condos, townhomes, twinhomes) and detached single family homes.

This beautiful, and rare, single story home with a large backyard in Carlsbad Village and west of the 5 freeway near the beaches has new owners this evening!
