carlsbad: Flowers and Dessert in One Place in Encinitas - An Intriguing Combination - 04/23/07 03:05 AM
I love desserts, at least most of them. Especially chocolate. I don't have much self-discipline in that arena, and now, combined with a fondness for gardening, it will be even harder to steer away from chocolate, and other desserts.
Residents of Encinitas and surrounding communities like Carlsbad and Cardiff-be-the-Sea now have a place they can indulge in their passion for gardening AND desserts. A unique combo, but it works...and very well.
Sunshine Gardens, on the edge of Encinitas Ranch, is well known throughout the area for a great selection of flowers and plants, and good pricing. [by the way the photo is NOT … (2 comments)

carlsbad: Calavera Hills - Hillside Master Planned Community in Carlsbad, CA - 04/22/07 01:22 PM
Calavera Hills Master Planned Community
Northeast Carlsbad

Calavera Hills is another of Carlsbad's master planned communities (see also La Costa Ridge and La Costa Greens - links below).

Location, views, and affordability combine to make this a community worthy of your attention if you are shopping in the Carlsbad real estate market.

Carlsbad is located about 30 miles from San Diego, and Calavera Hills is situated on rolling hills in the northeast corner, east of Carlsbad Village and bordering on Oceanside.

Most of the homes have been built and are occupied, although the final phase of homes is being sold in Ravinia, built by The Corky McMillin … (7 comments)

carlsbad: Down to the Beach in Leucadia - 04/19/07 11:12 AM
Anyone who knows me well knows that I had a fondness for the beach. I'm OK not living right next to it (been there, done that) but I need to be within a relatively short distance. And of course the prices of waterfront living here in Southern California are pretty astronomical, so for now that precludes my living oceanfront...and perhaps forever!
One of the great things about the Carlsbad area where I live is the close proximity to miles of beaches. And with the weather here you can pretty much enjoy the beaches all year long. Soth carlsbad state Beach is very popular … (6 comments)

carlsbad: Carlsbad Schools win Top Honors in California - 04/19/07 02:19 AM
Carlsbad Schools have a very good reputation in San Diego County.
If you are considering moving here and are conducting your due diligence on schools, you will find plenty of information to attest to that statement. Ask the neighbors in the areas you are interested in. Talk to the school district itself, who can put you in touch with parents who are willing to share their thoughts on these terrific schools. It's an important part of assessing if a particular area is where you want to buy your new home, whether you are a first time buyer, or are relocating here from another … (3 comments)

carlsbad: Market Data for MARCH 2007 - Carlsbad, CA - 04/10/07 09:08 AM
Here are the summary market data for Carlsbad from the MLS for March 2007. [photo is of new homes in the La Costa Greens Master Planned Community - see link BELOW for a review of this community]. (links to previous Carlsbad market reports: January 2007, February 2007, December 2006, November 2006, October 2006, September 2006)
A few interesting things to point out. First, the inventory, while up slightly from last month (about 3%), is still substantially lower than it was at the end of November. Second, the rate of sales seems to have gone up a little, and there is now only … (2 comments)

carlsbad: "Impossible to Forget" in Carlsbad, CA - 03/26/07 04:26 PM
Impossible to Forget is a haunting, sobering, powerful, and stunning black and white photography show that just opened in Carlsbad at the well-known Cannon Art Gallery, adjacent to the public library. [the photograph here is taken from the artist's personal website and appears in the show]
I have been very impressed with the art offerings that this thriving town of 95,000 offers here in Southern California, which I call home, and it is one of the many things that attracts people to buy a home in Carlsbad.
In addition to the gallery (which offers multiple programs a year including family craft days [free] … (5 comments)

carlsbad: La Costa Greens - Master Planned Community at La Costa in Carlsbad, CA - 03/22/07 01:54 PM
La Costa Greens, located in the area of South Carlsbad known as La Costa (home of the world famous La Costa Spa and Resort), is one of the three communities in the La Costa Villages - La Costa Oaks and La Costa Ridge (the newest) being the other two.

Located on the hills of La Costa, with views of the ocean, golf course (the North Course at La Costa) and surrounding hillsides, La Costa Greens is still under construction, although the majority of the homes are built and many are now occupied.

carlsbad: Market Data for FEBRUARY 2007 - Carlsbad, CA - 03/09/07 01:32 AM
Here are the summary MLS statistics for February 2007 for Carlsbad(all 4 zip codes).
An important caveat - these data are based on only 2 months of information (YTD), so with a limited sample the statistics (e.g., median, average time on market, etc.) can shift. It is best to watch the market over longer periods of time to gain a good idea of what is happening.
There are some trends that are worth noting here, and the next few months will likely reveal the direction that the market is taking.
First, the inventory in Carlsbad has dropped a little from the previous month (and … (1 comments)

carlsbad: Are You Relocating and Need to Find a Great Agent? (Part 2 of 2) - 02/22/07 02:25 AM
As part of your search to find the perfect agent to help you find a new home when you relocate, here are some things that you might want to look for (Part 1 in this series talked about HOW to find the right agent)
You will need to do some research to find a REALTOR® who matches your needs. Keep in mind what is happening here - you are making a major move from one part of the country to another unfamiliar area. So having someone you can trust and rely on is essential.
WHAT TO LOOK FOR
In your research I recommend looking … (2 comments)

carlsbad: Are You Relocating to Carlsbad and Need to Find a Great Agent? (Part 1 of 2) - 02/21/07 01:37 AM
Are you relocating here to Carlsbad, or elsewhere, and need to find a great agent to help you? It is well worth the effort to spend time finding someone to help you find a new home in an area you do not know.
I have some thoughts on how to find that person AND what to look for, based on some significant personal moving experience, and having helped a few folks relocate around the country. Let's talk about how to find the right REALTOR®.
HOW TO FIND AN AGENT
1. I think it makes sense to use an agent who is a REALTOR® (a real estate professional who is a … (3 comments)

carlsbad: Market Data for JANUARY 2007 - Carlsbad, CA - 02/10/07 05:06 PM
Here are the summary statistics for January 2007 from the MLS.
There are some important things to consider here. First, keep in mind that with this being the first month of the year, the data are based on only 1 month of information - a limited number of sales (31 for attached homes and 43 for detached homes) as compared to December, which is a summary of the data year-to-date. Such a small sample is dramatically affected by the prices of the homes that have sold, both at the high end and the low end. The absorption rate is about the same … (0 comments)

carlsbad: Couldn't Pass This Up - 02/06/07 02:41 PM
This was one of those pictures that I couldn't pass up.
I am NOT a photographer, by any stretch of the imagination. I appreciate it, but I can't do it. I think I can get by well enough to take pics for my listings, and the trips I take, but I am STRICTLY AMATEUR.
I was up early this morning, drinking my coffee, and doing my email, before I had to leave to go up to Long Beach, (about 80 miles) for the blogging conference that Dustin Luther was presenting at (it was, BTW, terrific - see my post on this).
I happened to glance … (20 comments)

carlsbad: Carlsbad CA - A Village by the Sea - 02/05/07 10:35 AM
CARLSBAD - VILLAGE BY THE SEA~ Southern California ~

What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 105,000.

HOUSING MARKET
The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one at different times as the economy shift.
Despite these changes,  … (18 comments)

carlsbad: Wall of Water - 02/02/07 12:49 PM
This is a pic of a very large wall fountain at the La Costa Resort and Spa in Carlsbad. I have been touring around the area taking photos for my localism posts as the marketing piece for the contest sponsored by Maureen Francis and Jeff Turner using virtual tours.
The subtle colors in the rocks on the wall, with the water flowing down, are intriguing with the reflection of the sun - very comtemplative. Not sure this is right for a marketing piece but the photo itseslf was inspiring.

carlsbad: The Carlsbad Lone "Cypress" - 02/02/07 12:44 PM
Well, it ain't a cypress, but if you have seen a photo of the actual lone cypress along the ocean up in Pebble Beach, or driven by the real thing, you will know what I mean.
I have driven by this barren tree numerous times going up and down the coast highway in Carlsbad, seeking photos for my localism posts. The tree stands on a small dune atop the bluff overlooking the ocean.
The real lone cypress is truly extraordinary, and has been painted, drawn and photographed many times. It stands alone, along the famous 17-mile drive in Pebble Beach.

carlsbad: Market Data for DECEMBER 2006 - Carlsbad, CA - 01/05/07 09:14 AM
Here is a summary of the housing market, based on statistics from the MLS, for Carlsbad, CA for the month of December. This is a standard report I provide past, current and prospective clients each month.
The statistics show a drop in the inventory since the end of November of 15%. The median prices are holding steady, as compared to the previous month, however they have dropped by about 6% for detached homes. Overall inventory is about a 6-month supply of homes at the current rate of sales, which is a drop from the previous month. It is likely that the holiday … (3 comments)

carlsbad: Market Data for NOVEMBER 2006 - Carlsbad, CA - 12/05/06 11:13 AM
Here are the summary statistics from the MLS for the month of November for Carlsbad, CA.
Some interesting things to note - inventory dropped 9% from last month. There was no change in the median price for attached homes from the previous month, but an increase of 1% for detached homes. However, both showed a decline in median price as compared to 1 year ago. We may be starting to see a slowing in the market over the next month or so which is typical during the holiday season.
If I can provide more information, or otherwise be of assistance, please let me … (2 comments)
