For many years fire sprinklers were only required in office builders. Recent legislation here in California means that automatic residential fire sprinklers are now required in all new town homes and one and two-family houses, effective on January 1, 2011. Yesterday we had plenty of rain. What a blessing for drought-parched Southern California. Indeed, it was a real thunderstorm with wind, lighting, thunder and periodic heavy rain. The Value of an HVAC Inspection - Time for That Furnace to be Replaced
 
A home inspection is essential, and sometimes additional inspections are important.
 
A recent home inspector recommended an HVAC evaluation because of concerns about the furnace in a Carlsbad condo.
 
The HVAC company did an inspection (quickly, I might add), and recommended that the furnace be replaced.
 
Seems the current furnace was a Premier, which was a model that was discontinued some years ago because of fire hazards (do a Google search for Premir furnaces and you'll see what I mean).

I have had this question asked fairly often, but even when it’s not specifically asked, I always review the options for Carlsbad buyers so they can do the best due diligence possible.
 
Our standard due diligence period is 17 days (but always negotiable in the contract) and there are a number of things a prudent buyer should consider in doing their property investigation, in addition to reviewing the seller disclosures, the Preliminary Title Report (Prelim), and the Natural Hazards Disclosure (NHD).

Home inspections during the purchase process are essential in my opinion. That's true of most REALTORS I suspect (see our Google Hangout Video on this topic below).
The question is NOT just “should I inspect or not?”
Home inspections can cause a lot of anxiety for buyers and sellers alike.
However, a prudent buyer will have one, knowing it’s money well spent, and a seller should expect this.
