The first quarter of 2019 was busy for the Carlsbad housing market with some significant shifts from 1 year ago.
Carlsbad offers a wide variety of attached (condos, town homes, twin homes) and detached single family homes, in gated and ungated communities. For this report we will focus on market activity for attached homes.

There are often some interesting extremes in the Carlsbad housing market. Sometimes you can’t help but wonder about these statistics.
What is the range of pricing, especially on the beach? Why does someone have a home that large, or that small? Why is a home not selling and sitting on the market for so long? Ask meI have some thoughts on these homes!
For fun I took a look at some of the extremes for detached single family homes currently listed for sale and those that sold in 2018, and pass them along here.
It’s not unusual that Carlsbad home buyers want more space than a 3-bedroom single family detached home can offer. Perhaps that’s you?
The reasons, of course will vary – a need for multigenerational living, or to accommodate an expanding household. A family member may need a home office, or additional guest living space might be desired.
While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen a pretty decent increase in single family home listings since the beginning of 2019 (about 48% since the end (10 comments)

La Costa Oaks, located in the southeast corner of Carlsbad in the La Costa area, and bordering San Marcos, is a large master planned, residential community on rolling hills consisting of detached single family homes.
La Costa Oaks is one of the 4 La Costa Villages in Carlsbad (including La Costa Valley, La Costa Greens, and La Costa Ridge). The La Costa Oaks South neighborhood, located at La Costa Avenue and Rancho Santa Fe Road, opened in 2004.
