jeff dowler crs: Are YOU Lying to Your Sellers? - 12/30/09 10:02 AM
Are You Lying to your Sellers? You have to wonder if some agents are lying to their sellers. We suspect they may be in certain cases from the stories we hear about proposed listing prices.
Who hasn't lost out on a listing because another agent told the sellers they could get $X for their home, when none of the market data and conditions support that contention? We all know what happens then - the home sits there, month after month, with multiple price reductions. And no offers. And then it gets relisted with another agent. Or it finally sells for well below where … (117 comments)

jeff dowler crs: A Walk Along the Batiquitos Lagoon Trail in Carlsbad, California - 02/16/09 12:41 PM
A Walk Along the Batiquitos Lagoon Trail
in South Carlsbad, California

Carlsbad is blessed with 3 beautiful lagoons, for residents and visitors to enjoy. Significant efforts have been spent over the years to preserve these bodies of water and, in the case of the Batiquitos Lagoon in South Carlsbad, to create a wildlife preserve and walking trails.

The Batiquitos Lagoon, in my view, is the most beautiful. Even the main road off the freeway that runs along the lagoon (La Costa Avenue, with Encinitas to the South) affords one wonderful views of this natural wonder and the hills of Aviara, an affluent residential … (4 comments)

Walkable Neighborhoods
Real Estate Near Rancho Santa Fe Village

In this next article in the series of walkable neighborhoods we explore the affluent community of Rancho Santa Fe.

Rancho Santa Fe real estate has the reputation of being some of the most expensive in the country.

The median price of a detached home puts Rancho Santa Fe near the top of Forbes' list of the most expensive zip codes on more than one occasion (the median price of a detached home in RSF for 2008 YTD is $2.8 million, with the average over $3.5 million).

The town is unincorporated, although battle has raged recently in attempts to incorporate … (8 comments)

jeff dowler crs: The Personal Journey to Blogger Connect 2 in San Francisco 2008 - 07/22/08 08:00 PM
The journey to the first Blogger Connect in San Francisco was a remarkable one of less than 10 months, a voyage from complete newbie without much of a clue about blogging to someone who could, without too much shame or embarrassment, call himself a blogger.
It was a time of multiple ActiveRain gatherings and meeting more than 40 members, the creation of multiple friendships around the country, a watchful eye on the dramatic growth (from 6,000 to over 50,000) and many changes in our real estate network, the creation of 3 new blogs and more than 500 posts, and the beginnings of … (10 comments)

Del Mar California
"Where the Turf Meets the Surf"

The town of Del Mar ("of the sea" or "by the sea") is located about 15 miles north of San Diego along the coast north of La Jolla and south of Solana Beach. And, as they say, it's where the "turf meets the surf."

Apart from the charming village and expensive ocean-front and view properties, Del Mar is probably best known for the Del Mar Racetrack and Fair Grounds, which means the annual San Diego County Fair and the very popular thoroughbred horse races, popular for decades. More on that later.

Del Mar is an affluent … (14 comments)

RANCHO SANTA FE - A COMMUNITY PROFILE

Rancho Santa Fe (downtown, above photo), in San Diego's North County, is a bucolic and affluent residential community on rolling hills filled with Eucalyptus trees and orchards.

Years ago thousands of Eucalyptus trees were planted to be used for the railroad, but the wood turned out to not be appropriate. Thus the trees remain and add to the beauty of Rancho Santa Fe and the rolling countryside.

Located about 5 miles inland from the ocean (adjacent to and east of Del Mar, Solana Beach and Encinitas) and perhaps 20 miles from San Diego, the Rancho Santa … (7 comments)

San Marcos CA
A Thriving Inland Community

San Marcos, in San Diego's North County, is located about 6 miles inland from the ocean, and about 30 miles from the downtown San Diego.

The community covers about 24 square miles and, as of the 2021 census, had about 95,000 residents. Census data also indicate a fairly diverse population.

San Marcos, because of its inland location, tends to offer a somewhat warmer climate than adjacent Carlsbad, although the west side of San Marcos gets some of the same coastal weather (marine layer, ocean breezes, cooler temperatures).

The town is a healthy mix of residential and commercial areas, … (11 comments)

Cardiff has gorgeous views of the Pacific as well as the San Elijo Lagoon which forms the south border, and is a popular tourist and surfer destination.

Cardiff is a community of approximately 4550 housing units, both owner occupied and rentals, with over 11,500 (2007 census) residents, with about 56% of them owning their homes, and the rest renting.

The town was founded by … (13 comments)

 Encinitas Ranch
An Upscale Encinitas California Neighborhood

Encinitas Ranch is a planned community in the town of Encinitas about 25 miles north of San Diego along the coast, and just south of Carlsbad.

Encinitas Ranch is a fairly new community in an area known as Ecke Ranch (part of the Ranch, a well-known and large poinsettia nursery, the world's largest poinsettia producer), located between the 5 (to the west) and El Camino Real (on the east), La Costa Avenue 1 mile away to the north, and Encinitas Boulevard about ½ mile to the south.

Part of the strong appeal of Encinitas Ranch is a large amount … (3 comments)
